Lost all architectural dimension, any interest it had in the roof area is gone... it's about to be one of the most visible apartment buildings in the city... and it's generic af, doesn't even have decent retail. Not my favorite.

Definitely a lot of parking, but nice looking building on a difficult lot. I could imagine the parking being helpful if trying to develop the parking lot just to the north though as well. (At least it's below grade next do a tail trench?)

People with money can also 2 hour Amazon most things to their apartment, I don't think the concept of having a car is directly related to where retail is. People want the independence and autonomy associated with it, it's very ingrained and will take generations to change.
