I'm not sure what the proposal is, but there is an agenda item on tomorrow's DMNA meeting covering this in the Land Use Updates part of the agenda. The presentation will be by UrbanWorks Architecture. See link for agenda:

I believe this is the one remaining parcel on the block with the Nic on Fifth and the future Xcel office building.

Anyone on here typically attend these meetings that would be willing to provide an update tomorrow night?

Somewhat of an old article, but it points to a high rise, especially given the price that was originally paid for this land.

This parcel is on the same block as the Nic on Fifth and the proposed Xcel Energy building. Hopefully whoever develops this site can come up with something better than a bland residential tower or a nine-story, office building.

Here is some info on this site:

existing surface parking lot in Downtown Minneapolis ideally located for multifamily housing. The site is zoned B4-2, which permits multifamily development and has no height restrictions. The site is located near a light rail transit station and can also be connected to the Skyway system. Downtown Minneapolis has a vibrant established residential base, with approximately 45,000 residents as of 2010. Its population grew 20% last decade, spurred by growing appeal for downtown living. 400 Marquette Avenue is being offered as a Joint Venture opportunity or for sale at a price of $5,250,000, free and clear of existing debt.

Mary Bujold's comment makes sense to me: paraphrasing, "I see this site as ideal for an office tower, because multifamily can really be built anywhere, whereas offices are much more site-specific".

If that were true, and this site was a major contender for a large office tower, THIS is the location where I can see the next supertall going, even on 1/3 or 1/4 of a block!

5th Street Towers is widely to be considered too far on the fringe of the core, which is why it's always struggled to lease out fully at market rates. This site is smaller (meaning more expensive to develop) and a half block further from the center.

It's only 1.5 blocks from Wells Fargo, and being the Green and Blue lines will be coming down 5th do you suppose the center of the desirable office core may shift slightly to the north because of these newer resources?

Correct me if I'm wrong, but considering the plans for the Xcel building, the open space won't be 1/3 of a block or even 1/4 of a block. The Xcel building runs longer parallel to 4th and 5th street than it does Nicollet and Marquette. I think there will only be 1/3 of the half (1/6 total) left open. Is that enough space for a supertall?

This parcel is only .36 acres (157.10 X 100.00) whereas the Xcel site is .83 acres and the Nic on Fifth site is 1.22 acres. Wells Fargo Center is on 1.02 acres. I wonder if Opus would consider adding this parcel to their plans for Xcel. They could easily come up with a "supertall" proposal.

Yeah so thirty stories, Mortenson is building it with Urban Works designing. Seven stories of above ground parking, though. Doesn't need any variances, wants to connect with Nic on Fifth's skyway. There was a rendering but I didn't get a picture. Design is pretty modern. Kind of a copper color, looks like it has a cage wrapped around it.

Awesome! Hopefully this building will also make an allowance for a skyway connection across 4th to whatever that parking lot becomes, since its unlikely that Xcel will let it go through their building.

Just to clarify, this IS an apartment building, right? I don't think that's been explicitly stated anywhere, though I can't imagine this being anything else.

Between this, The Nic, Soo Line, and Plymouth Building, street life in this immediate area will be drastically different in 4 years.

Bummer that we continue to build skyways instead of drive good street-life, IMO, and the above-ground parking is also a bummer. But not going to complain too much about a 30 story building housing people right downtown. Thanks for the update, Nick!

Thanks for the update! Nice to see a building of a respectable size for Marquette Ave. Makes me wonder about the reaction of Opus to this proposal, which could potentially downplay their project's stature and image a bit having this on the same block. Nick's description of the architecture looking like its "wrapped in a cage" sounds intriguing and might be a nice contrast/counterpoint to Xcel and Nic on Fifth. I'm confident there will be a good street level design for the first two floors. The skyway connection and access to LRT will be great amenities for the residents. Can't wait to see the renderings!
