Wow. Big fan of the classic styling. I'm glad a modern glass "curtain wall" design (like 200 Central) isn't always the default in 2018. I wonder what will be used for the light stone facade.
We're about to have a triangle of 40-ish story condo towers on the riverfront, two classic and one modern, in a few years.

Reminds me a lot of what they are building at One Bennett Park, which makes sense considering they are the same architects.wow this is beautiful. it looks like something that belongs in Streeterville or River North. can't wait!

This tower is going to make Legacy look like a turd. Think it'll hurt sales? Different price points I suppose, but still.

Yeah, I think some of the purchases of the top-level Legacy are going to regret buying, but then again, basically only the penthouse units had this kind of square footage. The views should be fairly preserved, as this is a slender tower, and this has been rumored as a site for such a project for some time. Still lots of pent up condo demand, so they should both fill without issue.

It's not the same buyers. But honestly, I think the location is going to be a problem with this one. That's a lot of expensive units to sell and these people don't wan't to live in an office park. I think they'll run into a bit of what LPM has. Right project, (slightly) wrong location.

We'll see, but I'm not so sure. There are office buildings as immediate neighbors, obviously, but the rest of the neighborhood is all high-end condos. And the general location next to the river and the park and the Guthrie is much better than Losing Park for this type of buyer, I would imagine. Time will tell.

I don't think most buyers are worried about this. It's at least 2 years away from opening. Plenty of time to save up, for their current unit to appreciate... I think there's a lot more synergy to this than what is being commented on. I see it being more competition for alatus' project across the river. If they compete in similar timw periods those buyers might be swayed by the style and location of this. But they're diverse buildings so something for everyone I hope.

Considering that this building is supplying more than enough parking for residents and workers at Padilla and the Red Cross, they ought to completely remove the surface parking on those lots, and extend the Dinkytown Greenway trail to Gold Medal Park as Anondson and Grant suggested.
That would tie this building into the surrounding urban neighborhood, eliminate the office park feel, and provide a direct link between downtown and the university at this building's front door. Problem solved.

I understand why people want the Dinkytown Greenway extended to Gold Medal Park, but this would create two mid-block crossings. It'll be better to put in a nice protected bikeway on 13th over to the pre-existing trail along the river which connects to Gold Medal and the Grand Rounds. I thought the Dinkytown Greenway tunnel with a price tag of a $1 million was a waste, but as I've seen these projects go up I see the cost as minimal.

What I love about this project is that it forces to city and county to extend downtown amenities and dense planning from the core. Washington is quickly becoming, if not already, the most important street in downtown by connecting a diverse art, educational, transit oriented, and restaurant area (Riverside), a major highway (35W), a residential/recreational area (Guthrie, US Bank Stadium, Mill District), the downtown core (Nicollet, etc.), and high-end residential, food, and retail (North Loop). I really hope future planning looks at the importance of a functional and welcoming street that matches and encourages the private investment we are seeling.

I spoke to the realtor who will be handling this project over the weekend...the amount of parking was something he definitely pointed out.Two spaces per unit isn't terribly surprising, of course, but I don't believe for a second that this is going to include district parking for the unwashed masses.it calls for at least two parking spaces per unit, plus parking for tenants next door that can be used after-hours for other neighborhood activities including the Guthrie Theater.

No one going to the Guthrie will park here. Literally no one. Farmers Market, maybe. 2+ spaces per unit is an expectation for these types of units, however.

As the area fills out, and the street parking gets tighter by extension, I could see Guthrie goers start to park farther away as needed. Presently, I agree, but 400 new units and removed surface parking could spread it out more.

If approved, the release says construction could begin by the end of 2018 and open to residents in 2020.

This project is planned to have 3000 sq ft of retail space on W. River Pkwy and should be before the Committee of the Whole within the next month, so the plans will be public.

One thing I realized about this building while running yesterday is that since it's farther to the SE unlike Carlyle and 200 Central it'll be able to be seen from the south.
