Chittenden and Eastman Lofts & Flats - 2400-10 University
Raymond and University, rehab into 104 lofts. All the windows were knocked out last time I went past.

Was also by yesterday, Looks like the demo is going along nicely. They have put space for windows along side the building. Look forward to seeing this building complete.

Great news. Definitely a project I'm looking forward to. Defines what good is coming of the green line.

It would be great to see some multi-storey development to the west (especially the MSB building)... then to the east between C&E and Raymond, it would be cool to see the existing two facades stay but a new residential mid-rise behind it.
Chittenden and Eastman Building
Built in 1917, the wood-frame Chittenden and Eastman Building at 2402 W. University Ave. has housed furniture and mattress companies and more recently seven floors of art studios. Its 139,000 square feet has now been transformed into 104 market-rate lofts. It reopened Jan. 4.
Developer Jim Stolpestad and Exeter Realty Co.'s $19 million conversion relied on state and federal historic tax credits, as well as a small grant from the Met Council, obtained through St. Paul, to clean up asbestos, lead-based paint and other hazardous material

I've seen many older factory buildings in Chicago that are heavy timber inside with load-bearing masonry exterior walls. All of them beautiful once they've been cleaned up a bit.Wood framed?, must be a lot liker Butler Square on the inside.

This strikes me as odd. To demo a roof to then put up 5 stories above it? How much more. would it cost at hat point to just start from scratch?

Since they're asking the HPC for permission, I'm guessing there's some level of historic protections on the building that would prevent a full demolition. I'd guess they won't be able to save much beyond the façade, though, since the building probably wasn't built to support an extra five floors.

That's an interesting project to be undertaking when the Exeter Group's site states that 85% of the building is under a long term lease to Loomis. I see armored cars coming and going regularly from the Raymond avenue facing portion of the building (and a couple are even visible in the Google street view!) But I guess there is a lot more to that building than the University Avenue frontage suggests (Aerial View) so it's probably not unimaginable that they could redevelop the northern wing without disturbing the armored car operations.

Loomis is gone. Article states they moved to the East Side last year. Building is completely vacant. The project would include gym, pool, amenities that residents of C&E Lofts could use. Project is called C&E Flats

They are creating a new retail space along Raymond and keeping two existing spaces along University. A lot of the ground floor (closer to inside of the block) is parking.
