A bit of non-Consortium cybersleuthing also reveals this plan review from a couple weeks ago for a place called "Eggy's":

There is also a diner in a Magellan project in Chicago called Eggy's:

Reviewing the 'ole MCO, it looks like they changed the 300 foot requirement for taprooms specifically for churches, but not for schools:I seem to recall that Dangerous Man was able to get the restriction lifted for taprooms, right?

This site is zoned B4N, though, so it looks like they're good.

So it appears all the LPM retail space will be filled this summer. I think it's great news and should liven up this area quite a bit.A bit of non-Consortium cybersleuthing also reveals this plan review from a couple weeks ago for a place called "Eggy's":

Re: LPM Apartments - (376' - 36 Stories)
You should let us know if you find anything out about the leasing situation. I am really curious to see if they start filling up this summer. This is my very first post. I have been following urbanmsp for about a year now and check it religiously. I had to create an account when I saw something was going to be in LPM. As a person who is moving to LPM this summer, I am very excited to see it will be a brewery. I think it will bring something fresh and new to Loring Park. I know there are several restaurants nearby on Nicollet, as well as Lorking Kitchen, one block away, but does anyone think news of a brewery could bring any new restaurants near LPM, or Loring Park in general?
Re: LPM Apartments - (376' - 36 Stories)
Is the crown lit up now like in the renderings?
Re: LPM Apartments - (376' - 36 Stories)
Not that I've seen.
Re: LPM Apartments - (376' - 36 Stories)
Maybe someone who is in communication with a council member can ask why that is. How can a developer have plans approved, and then not follow thru on them?

Re: LPM Apartments - (376' - 36 Stories)
It would probably be more appropriate to contact the building management or Magellan directly. The city isn't going to know anything about reasons for lighting or not lighting the crown, and no...a minor architectural feature like that would not be a condition of approval. If, theoretically, exterior lighting got dropped or modified for cost reasons or whatever, it simply would have been part of plan revisions signed off by some building official. If they aren't changing anything to do with zoning (leaseable space, parking, signage, landscaping, etc.) then CPED likely isn't even privy to those minor detail changes.

A friend of mine who works at lpm, said they're at 50 percent.
Re: LPM Apartments - (376' - 36 Stories)
I know the lighting on Lime was changed drastically from the initial renderings as well, it was supposed to have some sort of display on top of the corner portion and we ended up with LED strip lighting around the balconies... which I hope they reprogram to do something a little more interesting at some point. It would probably be more appropriate to contact the building management or Magellan directly. That's good to hear. They jumped up in recent months then. Maybe some out of state developers will stick around for future projects.A friend of mine who works at lpm, said they're at 50 percent.
Re: LPM Apartments - (376' - 36 Stories)
Thanks for the update. That is encouraging, given how low the vacancy rate was earlier this year.A friend of mine who works at lpm, said they're at 50 percent.

So I think the addition of Eggy's Diner, (potential, due to it's location in another Magellan building) is a great thing, but how do you think Nicollet Diner would fair?!

Although not LPM building related, LPM management did post this on facebook. Yay for new restaurants in Loring Park! I love this area! It's a new restaurant where Joe's Garage used to be.

Re: LPM Apartments - (376' - 36 Stories)
Would be kinda surprised if it was 50% occupied--the top half on the skyline side looks to be pretty full but most of the rest of it is still empty.

Re: LPM Apartments - (376' - 36 Stories)
If you want to live in a tower then your options are pretty limited. If you want an updated tower with the works it shrinks even more. I was only a matter of time before this tower filled up. Nic had the prime location with the mall and LRT station making it more of a prime choice for many. So it had to fill more first before tenants had to look else where.

Sorry, guys- only 27% occupied, leased in the 30's% and they are willing to hold apartments for 90 days... They turn the lights on to make it look more occupied. Insider info.

I don't get why people keep saying this as if it's uncommon, though. Hotels, apartment buildings, and even office buildings do this for various reasons...They turn the lights on to make it look more occupied. Insider info.
