Re: Iron Store - 528 Washington Ave N (Cancelled)

I'm very intrigued by the idea that 6th connects to 2nd st... bad rendering or knowledge of an opening?
Bad rendering.

Anyone got odds on approval of the sign?
FWIW I emailed mine (Reich).

Re: Legacy Condominiums - 121 12th Ave S

Market is there -no question. If the rumors are true, he is financing these projects himself so the risk is largely on him. I don't know who the general contractor is but assuming that it is the same one on all of the projects there is a certain level of trust/agreement/legal connectivity etc. I be...

Re: Portland Tower - 516 S. 8th St.

The sandstone-ish stripe up the side is an odd choice...but generally I like this one, especially glass on the Portland Ave side.
Could only agree more if you replace odd with terrible.

It is almost as if the designer got nervous about only using 2-3 thoughtfully composed materials...

WOW. The rehab of the existing building looks great! The addition, not so much.
It does leaving you wanting more. Exeter has done some nice projects, so I'm a little surprised.

Re: 100 Hennepin Avenue S

I want to add a little code info to the discussion regarding connecting to the parking ramp. According to the county website this site is divided into 3 properties. The parking ramp is on a separate property. This is important as the building code does not allow opening within 5' of property lines. ...

Re: Minneapolis Post Office

That's just not true. Historic Preservation has a vested interest in keeping old buildings useful, because that's the key to keeping them around. Yes, this space either is or should have historic designation, but that doesn't mean that no changes can be made. Preserving a space in amber, but in so ...

Re: Minneapolis Post Office

And the lobby is basically the only historic interior space of a building that is absolutely enormous. I don't see that there would be any problem preserving it. Does this building have a historic designation? Assuming it does, the lobby would have to remain as it is. The teller windows, the stone ...

FWIW Sub-metering gas is expensive because of the small amount of gas used and the large upfront cost. It often doesn't "pencil out.". Gas needs to be sub-metered on the exterior and copper($$$) pipe run up to each individual unit, even more expensive when talking about a high rise like th...

Re: Stanton Condo Project - 121 12th Ave S

How can Mr Stanton build hundreds of condos downtown , yet he's not worried about the liability other developers use as an excuse not to build them? The market is there. Seems odd...
It is not just Mr Stanton taking the risk, but the architect and contractor as well. Odd indeed!

Re: Superior Plating site

It's a shame? First, I don't think the artists/hipsters ever really went for Old St. Anthony... they landed further into NE than that. Second, this is replacing an old industrial building that has been an empty pit in the ground for quite some time. Artists and hipsters are concentrated further up ...

I like the horizontal look better than this. It creates more movement in that large of a plane and I feel it relates better to the brick above. I am not really a fan of the colors they had shown, but I like something other than grey.

And I can tell you right now that that lighting cost +5 times whatever is in their budget. claim... evidence... warrant... are you privy to those budgets and costs? Just privy to the game. Initial renderings are made by the designers with little to-no concept of cost. They are made to look good and...

I'm excited to see this if they add those floors. It's already an attractive design, the lighting and the added height would make it that much better. Hoping this spurs Opus to step it up at the Ritz block now! I know that design is subjective, but I feel like I'm taking crazy pills. It looks like ...

Re: Portland Tower - 516 S. 8th St.

I like the overall big moves of the design. The base is 2 parts, a darker material representing the 1st floor and the horizontal material making up the parking. The design is using material to indicate the use. If the materials work out as rendered, the podium brings the scale of the building down m...

Re: WaHu Student Housing - (1016 Washington Avenue Southeast

I don't see any pointless hallways-they make better use of the sq/ft. *EDIT: The three bedroom is weird...* I would like to say that these are poorly executed. Almost every student housing project going up, or completed over the last few years has private bathrooms to each bedroom. It is an amenity...

Once they flipped the switch to turn the mill "on," or so the story goes, the vibration caused the wall to move. It is actually curved in both plan and section. If you look at the picture of the front facade, where it says Pillsbury, you can see it. In the middle, is was up to 21" out...

Re: The Paxon - (324 First Street North)

All in all it is a decent building (minus the uptown-like blue lights). I have less criticism of this building than most when it comes to exterior articulation and materials. It is good urban fabric and certainly beats the relic it replaced.
