You also have to consider that much of the development adjacent to 94 isn’t super hospitable to urbanism as a result of the area being a freeway armpit for half a century.

IMO a freeway cap at Prospect Park wouldn’t achieve a ton either, especially for what it’d cost.

Somehow making a connection across 94 at Emerald would be nice, though.

In regards to a Rondo land bridge, are there specific plans for how that would work? I was just driving that stretch today and notice the freeway trench there isn't very deep. It almost feels like you'd have to dig it way deeper, or else it'd be a random Rondo hill that wouldn't actually be all that...

Was it ever an option to try to change the zoning (or whatever) to try to encourage more mixed use in the rebuilding here? Specifically the giant parking lot just north of Lake that had a Wendy’s and AutoZone. That space is begging for something bigger, and if so there would almost be a little urban...

It’s interesting the Juut landlord would refuse to even negotiate. Must either be confident in finding a replacement, or big picture having those spaces occupied isn’t all that important to them. The latter seems more likely and is kind of a bummer.

Planned opening in May now, with several tenants now announced. Hopefully a reopening of Surly comes soon after. I saw they have concerts scheduled for the field there in August.

Sorry to sidetrack here but in a nutshell was there a reason to keep this on Marshall as opposed to turning at Cretin and running through St. Paul on Grand? Is there a different plan for Grand? Or just trying to keep the route as simple as possible?
