This is also a good opportunity to build a land bridge along the west side of Nicollet across 94 and reintroduce some continuity to the streetscape, taxable parcels, etc. Especially if there is some street and bridge reconfiguration work going on with the streetcar project.

I'm thinking the retail bays and the density are huge gains for the neighborhood, and I don't think the building is nearly ugly enough to outweigh all that

It's a significantly worse barrier (if you can even find a place to cross at all) and it will connect to a much larger park system. There's a sign up in the Red Stag bathroom that you're no longer allowed to park in this lot. Also a dumpster behind the Totino's building... not sure what they're taking out yet.
