Re: Minneapolis City Planning Commission (meetings, agenda items, members, etc.)

My brain is mush today. Wells Fargo, O'Reilly and Alliance Housing at 3301 Nicollet. Only O'Reilly is market rate.

Wells Fargo is supposed to be 200ish, but I think will be closer to 180 for phase 1. Alliance Housing is 64 and O'Reilly is 169.

Re: Minneapolis City Planning Commission (meetings, agenda items, members, etc.)

Things are shifting out of downtown and to the neighborhoods as well. There are 3 projects on Nicollet in the works between 31st and 35th that will have at least 400 units between them.

I'm glad the Expo low rise is on pause for now, would love to see some more towers go there instead!

Re: Minneapolis City Planning Commission (meetings, agenda items, members, etc.)

The slowdown in new Minneapolis projects has been discussed in other downtown threads, but Nick Halter just posted a thread saying only 889 units approved so far this year vs. 2,315 in 2020 and 2,888 in 2019 during the same time. He mentions that planning commission agendas have mostly been empty. I...

Re: South Nicollet-Lyndale-Kingfield-Tangletown-Windom

Looks like Hall Sweeney purchased the former O'Reilly and Dollar General lot on Nicollet between 35th/36th that burned down. Proposing a 5 over 1 with the top floor set back. 196 units, 148 car parking spaces, 196 bike parking spaces. Keeping only the south curb cut and adding a vehicle entrance fro...

Re: Northeast and Southeast Minneapolis - General Topics

Even though west of Central is already the official Arts District, Central/Broadway is prime for some branding as the "Brewery District" or something. Or even Central/Broadway branding. As an aside, I grew up in rural Cook County IL, and we referred to ourselves as "Chicago." Anything within Chicago...

Re: Northeast and Southeast Minneapolis - General Topics

I swear there was a thread or at least some discussion of this project, but here's a writeup of Timber and Tie at 14th and Central. 175 units affordable to 60% AMI with 25 MPHA project-based housing vouchers. Several 2-3-4 bedroom units which is pretty swell. Delivered early and 70% leased. I think ...

Re: Nicollet Ave / Eat Street - Whittier, Stevens, Loring Park

David Brauer did some archival research about the whole thing a few years ago and put into this twitter thread. This is my favorite/most cringeworthy - an original plat map of the site: https://twitter.com/dbrauer/status/844545904744939520?s=20 He also put all the original scans into this file: http...

Re: Nicollet Ave / Eat Street - Whittier, Stevens, Loring Park

Any RFP that they issue would be likely years from breaking ground. From a timing/construction point of view, they could easily issue an RFP right now. My sense is that the decision to hold back on an RFP is partially a political one, and partially the reality that city staff is stretched pretty th...

Re: Nicollet Ave / Eat Street - Whittier, Stevens, Loring Park

Good catch. Here's a statement they posted on their website with a link to join the project steering committee (due 8/20): https://www.whittieralliance.org/2116nicollet.html

Seems like a valuable use of remaining NRP funds, assuming that's what they used for the purchase.

I've read that multifamily permits are down significantly as well. Does anyone know the story? Inclusionary zoning? Construction costs?
No more "low hanging fruit"? Investors spooked? End of the boom cycle?

Re: Downtown Minneapolis - News & General Topics

So basically, we can't have officers walking around on foot. They need to be in a squad or bicycle so they can get where needed within their Precinct or another when something occurs. Why are they even downtown then, parked on sidewalks, if their purpose is only to wait until they get called to go ...

Re: Downtown Minneapolis - News & General Topics

But I'm 100% with Alex. It shouldn't be a on the sidewalk and it shouldn't be idling. Seems like exactly where good old fashion foot patrol would make sense, but what do I know? Agree... getting big "500 more cops hired for the NYC subways who sit around on their phones and watch turnstile jumpers ...

Re: Southside - News & General Topics

Saw the plans for this posted to the Planning Commission COW. The variance request for the sideyard setback (8' off of the common property line right next to a house, 6 stories tall) seems like the kind of "developer's problem, not the city's problem" that should be denied. Here's the packet https:...

Re: Future of Graco campus - St. Anthony West

As an individual I think there could be much better land use here, yes, but there are very few billion dollar companies headquartered in Minneapolis and it is in the best interest of our tax base to keep Graco around.

I heard a rumor this property sold but nothing is reflected in Hennepin County records yet. I'm super pumped about south Nicollet filling in with buildings taller than 3 stories

Re: Target Center Renovation

I will happily argue that there is no legitimate public value in a billion dollar publicly subsidized pro sports stadium at the intersection of our $5 billion+ rail system, but that's not why I called it that. Even though taxpayers aren't paying for this part, the fact that it's had to be re-skinned...

Re: Target Center Renovation

While I wasn't in favor of spending more public $ on sports facilities at the time, I think the way the renovation deal was structured actually costs Minneapolis less in the long run. Even though we spent an additional $100M+ it also included refinancing debt at historic low rates. Plus it pushes ou...
