Site5 -- which wouldn't be my choice, but it is a nightmare to move a big phpBB install, so delaying that. Looks like you can enable AutoSSL in cPanel to get free SSL certs using Let's Encrypt: https://community.letsencrypt.org/t/installing-letsencrypt-certificates-on-site5-hosting-using-cpanel/306...

Re: Future of the forum

The forum is now officially urbanMSP again, including slightly revised old logo. We will switch back to the old domain over the next couple of days (forum.streets will still redirect you). Thanks to streetsMN for years of supporting the forum. Nick is managing collecting and paying — I believe he wi...

Re: Pentagon Park (Hwy 100 & Industrial Blvd) - Edina

Was out to see the progress on "Pentagon Village", and so far... yikes. The other parts will be more substantial, but the strip retail along 77th has appalling frontage. They've added new right-turn lanes to already-overbuilt 77th St at the private drive just east of the frontage road, and at Comput...

Re: Embarrassing Confessions of Urbanists

A 6' privacy fence on the property line would do wonders in this situation. I highly recommend it (spoken from experience while sitting in a house on a 40' city lot). Do they make much of a difference in deflecting noise? Don't have noisy people near me, but my neighbor does have an AC condenser ri...

Re: Richfield - General Topics - 66th Street

Construction on Novo has begun — all houses were removed and the half-block of Queen Avenue is gone. Looking pretty sad with all those trees removed and just a vacant lot, so I'll be eager to see actual buildings and new landscaping going in. One of the project partners has a project page up, includ...

Re: Southdale Area Development - Edina

What are "condo standards" in the context of a tower? Anything 20 (or 25) stories is obviously going to be concrete. Do they do greater level of sound attenuation with condos vs. luxury apartments? No doubt they're all gonna be over-the-top finished with the Lifetime signature look of 2000s-style gr...

Re: Southdale Area Development - Edina

That proposal is a trip. It's nice to see significant investment in the area, but I hate doubling down on the moat-of-parking mall format. Edina should actually work to integrate real public streets (not parking lot drive aisles) into the Southdale superblock. Their Southdale area plan implies this ...

Re: Richfield - General Topics - 66th Street

Richfield HRA, Council, and Planning Commission to have a work session tonight to hear more details on two proposals for 6501 Penn Avenue, the "Bumper to Bumper" site. Proposals range from 40 to 140 units + ground-floor retail space. One developer is mainly interested in that corner property and has...

Re: Richfield - General Topics - 66th Street

Hey, Wagners is a Richfield business even if currently all in Minneapolis. (Owner used to live at 70th and Lyndale too) The 1938 photo gives a good sense of it: http://geo.lib.umn.edu/minneapolis/y1938/MP-1-25.jpg. Looks like Penn is clearly established. 60th to north is in, 63rd to east of Penn is ...

Re: Richfield - General Topics - 66th Street

Good question. They must have been anticipating taking it all the way to Penn, like the other 62nd St on the Minneapolis side? But as of 1971, it was dead-ended where it dead ends now. http://geo.lib.umn.edu/Hennepin_County/y1971/CLK-1-1229.jpg I imagine if Crosstown is ever expanded or this interch...

Re: Richfield - General Topics - 66th Street

Lunds apartment project approved by Richfield Planning Commission last night, moving to City Council. This is to be built on the north/west part of Lunds' very large parking lot. There was some grumbling (also by me) about the large setback from Penn, and push toward Russell. But Lunds was pretty in...

Re: Is it called Richfield Road, or E Calhoun Parkway?

Just came across this thread seeing if Richfield had come up anywhere recently :D Looks like County GIS map has fixed it so that this SE corner correctly displays as Richfield Road. I've never seen it as Calhoun Pkwy / Maka Ska Pkwy. The boundaries are pretty clear: the much-narrower portion is a pa...

Re: Richfield - General Topics - 66th Street

During the work session for this, the senior city planner pointed out a previous study of downtown Richfield -- specifically focused on 66th & Nicollet -- that generally showed the area was "over-supplied" for retail/commercial space. Bear in mind that just east of the railroad, there are about 20 a...

Re: Southdale Area Development - Edina

Edina's approved a new proposal for the southern half of the Estelle site. The developer will replace a 2.5-story office building with 1-story strip retail and surface parking. Although there have been other disappointing developments, this is the only situation I'm aware of in the Southdale Distric...

Re: Southdale Area Development - Edina

I agree with everything but the last conclusion. Unless the ultimate outcome of a new plan is, "don't fret about the pedestrian environment on France Avenue" -- I see no scenario in which it would have been bad to put decorative lights in at the time it was cheapest and most practical. But the rest:...

Re: Southdale Area Development - Edina

I hope you're right the wholesale changes will happen. I think a big barrier for Edina is that it's been able to coast *really successfully* on private or outside investment doing 95% of the work for them. There are some exceptions, like Centennial Lakes and the Edina Promenade. But most upgrades ar...

Re: Pentagon Park (Hwy 100 & Industrial Blvd) - Edina

Hopefully they'll at least reduce that frontage road to two lanes? It's a pretty silly 4LDR right now That’s not part of this project. The frontage road is presumably MNDOT controlled? And Viking Dr. is the southern border of Edina there, so presumably that would be a big, multi-jurisdictional proc...
