While, yes, you absolutely could buy the IDS for less than it would cost to build a new comparable tower, I think the talk of buying it for "pennies on the dollar" are overblown. The IDS is still one of the premiere office blocks in the upper midwest and has comparatively low vacancy rates.

Any bit of late night transit service, especially serving downtown would be appreciated. The fact that the last light rail train out of downtown is before 11:30 is ever disappointing as you have to sprint out of a concert or event to catch the last train or you're plain out of luck.

Another option would be the Mary's Place / MPLS Royalston block (and then the land on the other side of Royalston can be A-Lore's private development). That's kind of a terrible location for Mary's Place to be anyway, so relocate them to some of the undeveloped in Heritage Park. Move the Public ...

I just saw that Gethsemane Church downtown is for sale, which got me to thinking that you could acquire the Normandy hotel and make a superblock bounded by 4th and 5th Avenues and 8th and 10th Streets. It's still probably undersized, but there's more adjacent land available for redevelopment there ...

Sure, we just shut down HERC [buy a few dozen square miles of land out past Hector for the massive new landfill we'll need to replace it, expand the roads out there for the fleets of diesel burning garbage hauler trucks] and then build a new arena. EASY!
