Yeah, Volaris appears to have a pretty robust hub operating out of Guadalajara, so as long as "Mexican Ultra Low Cost Carrier" doesn't scare you off, could be lots of fun connections.

Yeah, the other complicating factor here is that the original development plan shared some of the infrastructure (parking access, IIRC) with the first phase of the project, so it will be harder for a non-affiliated entity to get the same efficiencies.

While, yes, you absolutely could buy the IDS for less than it would cost to build a new comparable tower, I think the talk of buying it for "pennies on the dollar" are overblown. The IDS is still one of the premiere office blocks in the upper midwest and has comparatively low vacancy rates.
