Re: Downtown Minneapolis General Topics & Development Map
I think it was a TCF? Then it was Men's Wearhouse. I think it used to be a Minnesota Federal. I remember in the 1970's, they used to have several reindeer in the outdoor plaza during the Christmas season. I remember talking to someone who worked for Panera about 8-10 years ago. He said that the Nic...

Re: TCF Tower
Instead of GLA or NRA, I think it's really GBA or NRA. GLA and NRA are expressions of rentable area, which is what is usually included in leases and serves as the basis of how much economic rent can be generated at a property. NRA is usually based on usable area multiplied by an add-on factor (which...

I remember touring Sydney Hall while it was being built (a stick-frame building). They used a double layer of stud walls between each of the units to provide a high level of sound insulation. I think they also used some kind of sound absorbant membrane within the units.

Re: Nicollet Mall
by redisciple ยป June 19th, 2013, 10:00 am I don't think that a transit tunnel under Nicollet would be very expensive endeavor if combined with a full reconstruction of the street. The only complication would be the LRT tracks at 5th St (and apparently constant bustitution is acceptable to Metro Tra...

Re: 700 Washington & Third Apartments/Hotel
My biggest hope is they don't make the project look too antiseptic or generic. We are filling up all these vacant lots downtown very nicely (for the most part), but once in a while adding a few bolder looking buildings to the mix ( tall or short) would be great. Sherman isn't afraid to be bold. I a...

Re: Loring Park Apartments - (1368 LaSalle Avenue)
I'd guess rents would probably be within the range of $2.10 psf to $2.60 psf ( or higher). Higher floors will certainly command higher rents. While the downtown view will be awesome once you get above the Hyatt, the south and west views will also be nice, due to the church spires alongHennepin, Lori...

Re: North Loop Neighborhood
Am I remembering correctly that Corazon (fancy gift store) was briefly located in this building (where the slightly newer looking red awnings are)? Yes, I went there a few times to buy assorted gifts. I liked that store and went to it a few times when it had moved to Bridgewater (where it even had ...

Spurred by their positive earnings news today, does anybody know how US Bank's office space needs are looking? I just read that US Bank was leasing space inthe Best Buy HQ campus in Richfield, across from their big facility at Meridian One & Two. But,who knows, maybe their downtown office may b...

Re: Star Tribune Blocks
I know that Wells Fargo has substantial space in both the Baker Block as well as Northstar Center, so possibly they may relocate some of those workers. Since Wells Fargo just signed a large lease in the western suburbs at Metropointe, its unlikely the employees would be moved in from the western bur...

Re: Junction Flats - (643 Fifth Street North)
I think it's safe to say that Minneapolis City Planners in the 1970s and 1980s never anticipated that downtown would expand as much as it has. That's the only rationale I can imagine that would make them accept having: * the wall of parking garages and lots along Fifth Avenue South * The I-394 freew...

Re: Hot Twin Cities apartment market shows signs of cooling
Does anyone know the history of the apartment buildings of the 1960s? Every block seems to have a few buildings like this one on it. They seem to be everywhere in Minneapolis. How was this possible at a time when the suburbs were booming and the city was losing population. The apartment boom today ...

Downtown Minneapolis Office Market
Here's a general thread for news related to the downtown Minneapolis office market. I thought I'd kick it off with the following news that Delta Dental plans to relocate their headquarter office from Eagan to downtown. Given that we now have the American Academy of Neurologists a few blocks down, pl...

Re: 222
this one's going up really fast. I think both Whole Foods and the apartments will open well before the stated completion date of summer 2013. Also (caveat: I'm a layperson), it seems that there are concrete pillars being erected on top of the first two stories. So maybe this won't be stick-built. I...

Re: Xcel Energy HQ
I think this is great news all around: The building looks nice and I actually like the idea of a mid-rise building rather than a high-rise. this plus the Nicollet Residences will help bring life to the barren north end of the mall (not to mention the 222 Hennepin and Velo projects coming at downtown...
