They likely believe the neighborhood would want them to scale down no matter what they proposed, so they are starting with 15 in hopes of getting 11-12. If they started with 12 the neighborhood would want them to scale to 8-10

I think that sums it up well.Meanwhile, people who live and work downtown tend to like them for their convenience and climate control, and property owners want them because people like them.

I don't see a huge increase in office space demand unless the trend of suburban firms moving downtown increases. Its a shame United Health did not build a major tower downtown for executives, marketing, finance, etc. and keep "back office" space in Eden Prairie.

Many companies (my own included) have moved to a flex system as well. Unless you are in the office 18+ days per month, you do NOT get an assigned cube/office and must reserve a cube/office every time you go in. I understand from friends and former co-workers (now at Optum) that many of their employees would rather be downtown. They could keep a lot of "back-office" space in EP while moving corporate, marketing, finance, real estate, etc. downtown. We can dream.

Yes, but my estimated do not include the need from the two new Ryan office buildings. And in any case, the addition is not enough to replace 1,300 lost spaces.

Downtown has lost 000s of parking spaces due to development of light rail and loss of vacant surface lots - which is a very good thing. We want to see vacant lots developed into vibrant spaces for residents, workers, etc. But I am concerned that loss of 1,300 spaces will put a great deal of pressure...

I hope the city nixes the giant "Y" signage. And I'm still unclear why they felt the need to move. Their current space is not THAT old and in a good location. Good luck finding a user for it.
