Upside to more grade-separation: trains usually can move more quickly and there will be fewer safety issues that can save lives and reduce service interruptions caused by collisions. Downside: cost. How tall can you build in cross-laminated timber in MN? WA recently changed the building code to allow it up to 18 stories or so. It can make for a more cost effective building than concrete/steel, but certainly more than wood frame at 5 over 1.

Weird place to put the volleyball court. I also hope they don't put anything along the Greenway that is in HCRRA's ROW. Putting park space there could make it harder and more expensive to build any transit in the Greenway.

Don't underestimate the motivations of the existing property owner. In this case, Supervalu owned the site and leased it to Arbys.
