Re: Uptown Retail & Restaurant News

Yes, it was a big destination! I operated stores in Calhoun Square and Uptown from late-80's into early 2004. It was "the place" for several years, but when it changed it changed hard. Increased competition--especially MOA opening--had an enormous impact, as did online shopping. (In the e...

Re: 1301 W Lake St - LOCAL Ventures - 14 stories / 160'

Wow, that is one massive and out of scale development. I also support density and height, but unless they plan to knock down Calhoun Square and build more tall buildings on it, this one will be a loner and take up a complete block face. They should knock down the Fremont side of the building a bit a...

Re: 2841 Hennepin - Old Chicago Boneyard Salsa a la Salsa Game Lotus Piggy Bank

the entrance to the promenade from Hennepin needs work, ideally with some sort of interface with the north end of the Uptown Transit Center's concrete area and a clearer gateway. The promenade also needs some light fixtures as the advance the design. 8' is not that wide, so where any light fixtures ...

Re: Lake & Nicollet Redevelopment (Kmart site)

There are a lot of ways the site could be redeveloped. Something I've noodled on is having the city acquire the properties north of the Greenway between Blaisdell and First to 29th/Cecil Newman and create a new bridge, new Nicollet, and a terraced gateway between the Greenway and 29th and a housing ...

Re: Southwest LRT (Green Line Extension)

Upside to more grade-separation: trains usually can move more quickly and there will be fewer safety issues that can save lives and reduce service interruptions caused by collisions. Downside: cost. Considering SWLRT was decidedly about moving commuters, increasing speed via gentler curves and more ...

Re: Uptown (and LynLake) Development & General Topics

A portion of the 3513 Hennepin site was identified for redevelopment back in 2005 or so. At the time it was a residential condo site, I believe involving the three properties (the white commercial building and the houses). It was "dead" by 2006, per an old file I found from OurUptown.com. ...

Re: Calhoun Square

I don't know if I did the math right, but excluding Girard and the garage, it seems like there's about 180,000 SF of land. Some portion of the $34.5 million is the value of the parking garage, so let's take $14.5 million off for that (seems conservative), leaving $20 million. That'd be $111 per squa...

Re: Vision Loss Resources Redevelopment - Lyndale & Franklin

How tall can you build in cross-laminated timber in MN? WA recently changed the building code to allow it up to 18 stories or so. It can make for a more cost effective building than concrete/steel, but certainly more than wood frame at 5 over 1.

Re: Uptown (and LynLake) Development & General Topics

Weird place to put the volleyball court. I also hope they don't put anything along the Greenway that is in HCRRA's ROW. Putting park space there could make it harder and more expensive to build any transit in the Greenway.

Re: Buzza Lofts of Uptown

I dislike this project more now that I understand that the city is having them remove the tunnel under 29th street, forever removing one of the few remaining examples of how the creation of the railroad trench had to work with adjacent industrial users to adapt to a changed environment. It's unfortu...

Re: Arby’s Island

If we want uptown to be a great, pedestrian prioritized area, then don’t we want to move most people in & out of the area on transit and bikes, not cars? Mpls should consider banning drive thru’s there, in addition to surface lots and 1-story buildings. I agree on the goal. Drive thrus were (an...

Re: Arby’s Island

Don't underestimate the motivations of the existing property owner. In this case, Supervalu owned the site and leased it to Arbys. They wouldn't care about the business income stream of Arby's, except as it relates to what they are willing to pay in rent. Compare that to a franchise/corporate-owned ...

Re: Midtown Corridor Rail & Lake Street aBRT (B Line)

There had been a very preliminary evaluation of how the Midtown streetcar could connect to the Green Line Extension. With respect to the comment about not being sure how much Eden Prairie or Minnetonka has thought about redevelopment of the station areas, this Southwest Community Works effort may shed some light on the topic. https://www.swlrtcommunityworks.org/beyond-rails/planning-information/investment-framewor...
