Maybe this is rather mundane but their site plan is perfect. It should be exactly what the city is encouraging in my opinion. Major corner commercial space. Active use on all sides that face public right of way. Walk out units. Covers ugly parking garage face. 10/10

Challenging location with the folks lining up there for the shelter/kitchen. My thoughts exactly... and honestly I believe what has prevented this from being redeveloped sooner. This location seems to have much more problems than any of the other downtown service providers that help this population.

Maybe its just me but I think of roundabouts, atleast in the way Americans typically build them, as just so NOT urban. They suck for pedestrians and take up a lot of space.
