Absolutely not. Haven't we learned our lesson about routing highways along the riverfront? That would be a disaster. Shepard is too wide as is.

1. No, we should not have gas stations downtown. You can fill up literally anywhere else.
2. The best way to get these sites redeveloped is a land value tax.
