I wish the exchange luck, as few ventures with that space have been able to make a go of it. I think 2 years has been the longest I ever saw. But my years of frequenting Hennepin in the evenings are behind me so I'm not sure what the make up of the crowds have been in the last few attempts at clubs...

It's kind of a weird building. The base is pretty good and I agree the lighting at night covers up some of the deficiencies. But in daylight you have those windows on the upper level with no depth that look like they're literally glued into painted cardboard. Ugh!!

The latest version of this proposal looks much much better. I would even go further with the De Stijl influence of the façade and block in areas with bold primary colors! I am happy to see a downtown housing project finally being marketed towards the working middle class.

The flipping of the orientation of the buildings was a great improvement. The Nicollet Mall side has more architectural variation and is more pedestrian friendly without that massive podium. The relationship of the two towers with the Library is way nicer and works better with the Mall. I like reloc...

This parcel beckons to have a building built on a scale similar to Latitude 45. No too tall or not too short, concrete frame, retail on the base, and as Sean stated above a clean, harmonious design with high quality materials.

Building low income housing is not a very good use of this parcel. It's in a very desirable location and should really have a project that will increase the tax base for the city.

Nothing miraculous, but definitely an improvement over the existing condition of that corner. I wish Sports Authority well in their new location. As far as the Forum, if they could somehow just open it up more so the interior is visible from the street, Maybe give it a Marquee etc.

Why pay a mill for a condo on the 8th floor when you can get one for less with better views of the river and skyline that are under serious consideration. Even with the upheaval at Target, the building has a long term lease and some of the best floor plate layout as far as the fewest obstructions in rentable floor space in the city.
