While we might prefer a more urban core focused transit system, there are regions such as Detroit without real regional transit planning and funding mechanisms, and that works out even worse in my opinion. It's so frustrating that the environmental counterfactual some people think of is people living... nowhere? rather than the counterfactual of development somewhere else, in a form that would clearly be worse for the environment.

the city cannot require the applicant to ask for a rezoning and cannot require a use the zoning does not allow. It's frustrating that this is "sneaking in" under outdated zoning. And this building is... meh. That said, I'm still happy to see the huge increase in density this will provide ...

Yeah, a lot of interesting details in there. Two of the parks, plus the central "stream" water feature, should open up as part of the site opening—looking forward to checking them out. On foot :D
