I agree that leaving it open for car traffic is good thing. A lot of people drive in to visit Eat Street. It's inconvenient to come off 35W to Lake then meander around several side streets. I like the idea of allowing the subdividing of lots. It's practical. One could build a small house for a young couple or senior. They get the amenities of the neighborhood without the larger lot. It would be more palatable to the neighborhood.
