They could develop the area closest to HERC and still have the aesthetic core of their open space as well as a large space for programming and waiting areas...

Yes, Lake Wine and Cheese is probably my 2nd favorite liquor store next to Zipps, and its front door is more than 2000' away from 1st Ave S.There is already a fairly new liquor store just off LAke and Pleasant. Wine and spirits. Just open a few years ago.
