Re: Opus Ritz Block Development
Also some big news towards the end of the Strib article: apparently last week a 36-story luxury building called "LMP Apartments" opened "along the Nicollet Mall along on the edge of Loring Park." I looked and couldn't find a thread. How'd we miss that one?

Re: Sibley Plaza Redo
Do gyms typically restrict entrance/exit to one point? Do they have any compelling reason for the parking to be between the building and the street? Ultimately the configuration may be decided by the triangular shape of the site (which they've made no attempt to express architecturally, thank god). ...

Re: Penn and American - Bloomington
Right, but parking is really just a tangible representative for change in general. It's admirable that Bloomington has recognized that they should demand a minimum intensity of use for their most valuable resource, their land, but if I'm reading it right, the minimum will still mostly be around .4 o...

Re: Penn and American - Bloomington
Maybe I missed it, but I don't think the proposed new zoning districts would have restricted the amount of parking at all, and only directly impact parking by requiring it be located behind the principal structure. It seems to me like the changes would have mostly affected the allowable forms and in...

Re: Penn and American - Bloomington
Southtown was a rotting hole, though, as recently as what 10, 15 years ago. Suggests to me that it takes intensive management to keep it successful. Obviously KA has their heads up their asses, if they pulled them out maybe they'd realize that mixed use would diversify their revenue sources and insu...

Re: Grandview District Redevelopment - Edina
Planning and engineering for a freeway cap in Pittsburgh was funded in this year's TIGER grants http://www.dot.gov/tiger/14awards Edina went through the trouble of producing this excellent grant for the Grandview area, they should take the time to apply in the future so some of the public realm impr...

Re: Blake Road Corridor
If you're into the roundabouts, you should push for two lanes instead of four. Lots of streets with Blake's level of traffic operate well with two lanes and turn lanes, especially at lower speeds. Based on the addition of medians, I'm assuming they're looking at higher speeds for it. Is it posted 35...

Seems like it would be better to give this money to Metro Transit for more 6Us in those times.

Re: Orange Line (35W BRT) & Lake St Transit Access Project
I'm assuming you're not disputing the need for a fast, limited stop transit service in the Nicollet corridor? Not disputing that at all. What I am disputing is the need to add BRT stations along 35W at 38th and Franklin. As others have already noted, adding a BRT stop at Franklin would be very diff...

Re: Orange Line (35W BRT) & Lake St Transit Access Project
How would a fast, limited stop transit service work on Nicollet, which it would share with with the slow local streetcar service? I'm assuming you're not disputing the need for a fast, limited stop transit service in the Nicollet corridor? The station at 38th could look exactly the same as the 46th ...

Yeah there would just be 2200 daily boardings at this intersection, no reason to prioritize transit here.

Re: Met Council 2040 Transportation Policy Plan (TPP)
Thanks for the further info. As I read this description, even this fiscal constraints restriction recognizes the primacy of assessing the needs for transportation facilities, it's simply saying the plan can't project that a facility will be built if there isn't a reasonable expectation of it being p...

Re: Met Council 2040 Transportation Policy Plan (TPP)
I want to reiterate that I'm not advocating a plan that calls for LRT down every arterial, I'm advocating a plan that envisions serving the region's major job centers with some type of higher quality transit. The draft plan fails to do that. Similarly, I pointed out that the plan also seems to fail ...

Re: 2320 Colfax Avenue Apartments
Thoughts? http://healyproject.org/wp-content/uploads/2014/08/2320-Draft21.pdf I've actually long thought something similar would be good for clusters of frame structures that still stand on some transit routes, for example on Lyndale south of 26th. It's always a bad idea to marry faux historicism w...

Re: 2316-2320 Colfax Apartments
I recall hearing something about this at the last LHENA meeting. Board member Tim Dray announced it, and stated specifically that any resident or business owner who shows up next week will be able to vote. Drag all your Wedge friends, 'cause it'll be a LHENA hootenanny. Good, the one thing that par...

Instead of responding angry, I took a day off and cooled off before doing anything. I highly recommend it! Haha, we agree on one thing at least. Look, I don't want to spend my whole life on a message board and I think we're arguing past each other more than anything. I'll just ask you to consider t...

Gah! You're right, I was thinking of Mill Ruins Park.Based on my incomplete knowledge of this area, most of the work on this stretch of West River Road was completed by the late 1980's, before SSB's time. You're talking about Sharon Sayles Belton's project of building West River Road, right?

Re: Met Council 2040 Transportation Policy Plan (TPP)
If it isn't as comprehensive and optimistic as the one you're suggesting, it is because what you're suggesting is comically overly optimistic. The Increased Revenue Scenario is already $40b. Adding a few more BRT and/or aBRT lines and a couple more LRT lines would increase it by no more than $5b. D...

Re: Minneapolis Riverfront
You're talking about Sharon Sayles Belton's project of building West River Road, right? Regarding St Anthony "Falls", theoretically an apron could be constructed that at least pretended to look somewhat like an actual waterfall while still preventing migration. But yeah, a lot more expensi...
