Re: 16Twenty - (1620 W Lake St)

GCs all say that "little" infill projects "don't pencil out." What this one has going for it is the office components and the fact that you have a merchant builder developing the building AND occupying the leasable space - very atypical. I certainly believe that they don't penci...

Re: The Eclipse

If Stanton is too cheap to pop for decent renderings, then he shouldn't be upset if people judge his projects based on them.

Re: 16Twenty - (1620 W Lake St)

Condo development is dead because of the "Great Recession" (and resultant banking pull-back) AND, litigious society. This city is littered with developers, firms, and contractors who got in too deep and got sued to the gills. I think the demand IS there (look at what Stanton is doing), but...

Oh, for sure, but that's apparently not even within the realm of possibility, because... reasons. ^^^^ This x 1000. Stop the presses. Are you saying you prefer the 3C route? I did not see that coming. Shoulder is hurting right now from patting myself on the back for not mentioning the XX route. Als...

Re: Southwest Corridor (Green Line Extension)

Hopefully, if the project ends up dead, we'll blame it on St. Louis Park and Kenwood instead of the extensively credentialed professionals who completely botched this.
If this is satire (and I think it is)...

Re: Southwest Corridor (Green Line Extension)

Hey, I think it would be great if UHG was downtown. But they're not. They're also not building out in the cornfields. They're building in a location that has been identified to receive an LRT line going back at the very least 10 years, in an area that also has a lot of other jobs. That's not so cra...

Re: The Eclipse

MBP, I get the idea of a minimalist/sleek look in a building. But I'm skeptical that was the intent. The design looks like a very minimal effort or concern was made for aesthetics. It's simplicity is to maximize profit for the developer. I agree with this statement. Start with plan, pack in the den...

Re: The Eclipse

I think that maybe we should also consider that if this project accommodates our current use of automobiles, it might also serve as over flow parking for future project that can then be built with less parking. it could go to show that is super emptyand future developers would be able to to contrac...

Re: The Eclipse

Of course the rationale necessary for the variance is legally nebulous, granting a variance creates the cultural conditions where it's acceptable to grant more variances. But should a variance be denied, the applicant does not have the right to sue just because other variances have been approved. S...

Re: The Eclipse

Is there any possibility that the ratio has anything to do with the viability of this project. In other words, is Stanton thinking that this much parking revenue is needed as part of the funding source to pay down debt? I'm more inclined to think that he believes it will be a selling point versus a...

Re: Southwest Corridor (Green Line Extension)

Looking at how things would be in an ideal world is a good place to start. There's every other step in the process to water things down and compromise away effectiveness. Brainstorming and sharing ideas outside the confines of political & fiscal realities is a good thing. I don't tend to geek o...

Re: Southwest Corridor (Green Line Extension)

I've also asked (several times) for anyone who supports 3A to look at a Google Earth image of the proposed 3A alignment and the proposed 3C alignment and make a common sense argument that the area between the Lake Street station and Interchange does more for the city than running it through Uptown....

Re: Southwest Corridor (Green Line Extension)

If I see "bite the bullet" one more time...we are talking about $1.5B for a light rail line that primarily serves the southwest metro and grazes a single-family residential area of the north side! I know it's hopeless with you, but your statement is demonstrably untrue. Even if you ignore...

Re: The Eclipse

Obviously if this thread needs to be locked then so be it but how do you separate the issue of parking and "discussion of the building?"

Putting aside the aesthetic, isn't the proposed parking a big deal? I guess I'm in the minority who thinks that it is...

Part of it too is that people are coming into the move with their two cars -- it's not like they are purchasing two cars after they move in. A lot of people feel attached to their vehicle and may not necessarily sell it just because they move someplace where cars aren't as necessary. Wherever they ...
