Re: Target Center Renovation

Iirc it's supposed to be more reminiscent of the colors and textures of the native stone in northern minnesota, high iron content, black ish with rusty tones.
I want to check it out firsthand but, from this image, that looks pretty nice.

Re: Lyndale Ave & 54th Street area

Seconded. So easy to imagine a larger project on a combined site (5336 and the vet, or 5336 and the clinic, or all 3). Calling CPM, Doran, anyone...please try to acquire this site. I'd think you could get high enough rents here to build a market rate project. If Zest at Nicollet and Diamond Lake be...

That first photo should be in a textbook to illustrate how post-tension concrete floor systems work. Nice!

Re: Lyndale Ave & 54th Street area

All apologies to the owner but the building as proposed isn't not the "highest and best use." The clinic, this site and the vet should be dense housing.

Re: MN-121 "Lyndale Connector" Turnback and Redevelopment

If this project ever happens, it will first and foremost be billed as a redevelopment project, not a road project. From the above discussions happening between Ward 11 & 13 councilmembers and staff, they are trying to get this project added to the list of major redevelopment sites and rank it f...

Re: Downtown Minneapolis Restaurant News

Those places with dozens of taps creep me out. When was the last time the keg was changed, the taps cleaned, or even a single beer poured on the 78th most popular variety? <shudder> I worked at Old Chicago downtown (when it existed) and there was a person who came in once a week and cleaned ALL of ...

Re: Stadium Village

This will be interesting to watch. At those rents, total annual income is just over $450k. The F-C article said the project costs $7m, and I'm not sure if that includes the stated $1.4m known site acquisition (which doesn't include one of the 5 lots). Simple payback on $7m is over 15 years. That do...

Re: CPM North Loop Office Building - 419 Washington Ave N / 420 N 3rd St

I sort of blame architects racing to the bottom on fee for willing to be repeatedly bent over by developers. It's a terrible business model that exists in that part of the industry. On the other hand, when you propose something that requires approvals above and beyond what's allowed in the base zon...

Re: CPM North Loop Office Building - 419 Washington Ave N / 420 N 3rd St

Often, the fee structure for an architecture firm is very much "at risk" and predicated on two things: 1. Entitlement (municipal approval) 2. Building Permit To Grant's point, if you want to nonchalantly put aside the effort put forth by architects then that's fine but please understand t...

I sort of blame architects racing to the bottom on fee for willing to be repeatedly bent over by developers. It's a terrible business model that exists in that part of the industry. If you know a way out of this model, then architects would be very glad to hear about the model that is profitable, k...

Re: CPM North Loop Office Building - 419 Washington Ave N / 420 N 3rd St

Man it's a good thing development companies aren't the ones creating the files! You know designers aren't going into design for the money, right? Like screw you if you think that architects are still happy if a project dies. Those projects are like flowers. We care and care for them and want them t...

Re: CPM North Loop Office Building - 419 Washington Ave N / 420 N 3rd St

Wow, every time I open one of these files I'm blown away by how much effort and detail goes into each and every proposal. I can see developers and designers getting incredibly frustrated by NIMBYs after putting in all that work, only to get a response like "it'll block my view". THIS x 10...

Re: Southdale Library Block Redevelopment - Edina

I don't think adding a large retail component would be wise, and would almost certainly mean more surface parking on the site, compared to housing or office uses. Any idea what's up including surface parking in projects where ample structured parking exists? It seems to be something of a trend -- l...
