Re: Hi-Lake - Minnehaha Mall (Target, Cub, etc.) - Downtown Longfellow
Overall I also thought the meeting was pretty positive. There were several good comments about trying to reach out to local businesses for some of the retail space rather than large chains. I also appreciated many comments about focusing on improvements to the public space (streets, plaza, cafes) ar...

Re: Hiawatha-Minnehaha Avenue Development & Grain Elevators/Freight Corridor
There is an nice property for sale at 4525 Hiawatha Avenue in the TOD district around the 46th St Station. The small area plan suggests a residential and mixed use development at this site. With the Oppidan grocery story development and Snelling Yards, a development at this site could be a really ni...

Re: Hiawatha-Minnehaha Avenue Development & Grain Elevators/Freight Corridor
For anyone following the proposed U-Haul development, they are going to the committee of the whole this week. There is more information about the project at the link below. Again, they are asking for conditional use permits which require that the planning commission find that the development is in k...

Re: Hiawatha-Minnehaha Avenue Development & Grain Elevators/Freight Corridor
For a conditional use and variance to be approved the planning commission needs to find that this development is in keeping and consistent with the comprehensive plan, and the small area plans are amendments to the comprehensive plan. The 46th and Hiawatha Station Area Plan calls for offices and ret...

Re: Hiawatha-Minnehaha Avenue Development & Grain Elevators/Freight Corridor
U-Haul is proposing a self storage and truck rentals at this site. Personally, I am disappointed with this proposal so far. The small area plan calls for the reduction of drive-thrus and other auto-oriented building types and this area is already full of self storage units. The small area plan encou...

Re: Hi-Lake and Minnehaha Mall Area (Target, Cub, etc.)
They have already presented plans for a senior living housing development on the north side of the parking lot.I wouldn't be at all surprised if the proposed upgrades to the main parking lot never happen, as they're superseded by subsequent plans.

Re: Hi-Lake and Minnehaha Mall Area (Target, Cub, etc.)
I have not seen the plans yet, but the city should release them ahead of the hearing. I believe they are dividing the building, with a charter school facing 28th Ave on the east side and maintaining retail on the west side. I am hopeful that the city can capitalize on this development improve the pe...

Re: Hi-Lake and Minnehaha Mall Area (Target, Cub, etc.)
Wellington Management will be going to the planning commission on Monday, April 10th and has submitted a number of applications for rezoning, conditional use, variances, and site plan review. This is a very important development for this area, and I am optimistic that it can improved 27th Ave and he...
