Re: 17 North Washington - CA - 27 stories - ~300'(?)

To me, the biggest difference between this and the Gateway District being bulldozed is this is one building that is being replaced by a higher density use building. Not just razing it for the sake of razing it.

Does 20 stories imply a rectangle building taking up the entire lot with no setbacks?

Re: Downtown Minneapolis General Topics & Development Map

Looks like JBC bought the IDS in 2004, remodeled it, and sold it in 2006. So a little experience in this market. They sure do have an impressive portfolio in Chicago.

Great looking building. Wish it was down closer to or in downtown. Would really add to the downtown, where as out here it will just stick out like a sore thumb.

Re: 1301 W Lake St - LOCAL Ventures - 14 stories / 160'

How tall is the Mozaic building a block away. I wouldn't thing this would be that much taller. Plus, there are some other lots ripe for redevelopment, and maybe this building would pave the way for other mid rise buildings. That being said, I would welcome them dropping the Fremont side to about 8 s...

They just renovated the field house, and women's track and field is still going strong at this moment. I am sure a lot of high schools also use the field house for meets. Hate to say it, but it isn't going anywhere.

That is what I originally thought, and he may have been confused. I know that is the dual brand hotel. Was hoping something was finally happening at 10th and Hennepin.

Anyone know what is happening on the 10th and Hennepin site? Have a buddy that works downtown message me today asking what is going in there. I wasn't aware of anything.

Re: 17 North Washington - CA - 27 stories - ~300'(?)

This may not be the reason for them, but think of it this way. There are a lot of unknowns right now. With Covid, and whether downtown Minneapolis is a safe place to live/work. So this may cause a lot of developers to hit the pause button. Now, a project like this will take at least 2 years to compl...

Re: Stadium Village

First, I would hope and assume that they would never tear down Williams Arena. That place is perfect for college basketball. If it were to get rebuilt, I would think there is plenty of room on that site. The building could be extended out on the University Ave side, which would allow enough room for...

I could be wrong, but I thought I remember The Development Tracker saying this was planned to be converted to residential.

I like the set back after the first level. Love that they are incorporating the existing 1 story commercial building inside the historic district into the new development. Massing isn't too bad. Much better than the McDonalds site. Frustrating there were better/taller buildings pushed back on for th...

Re: Work from home and road congestion

A lot of companies that didn't allow work from home are now forced to make the logistics work. Mine is one of them. We will all be working from home for a month at the least. Once they realize they can have employees work from home, what is the motivation to add office space when a company grows? I ...

I saw one of the arguments being that this development will block the view from the Witch Hat Tower to the state capitol building. Looking at Google Maps, this would be too far north to ruin any view. So what is their argument? Just that it will be within view while viewing the capitol building?

Re: Eleven - 1111 West River Parkway - 41 stories / 550'

Typically you put down a pretty good deposit, and I am pretty sure you do sign a purchase contract. I did all the lending for Wells Fargo on the West Coast in 08-10, and Vegas was in my territory. There were a few large condos built starting before the recession hit. By the time the project was done...

Re: Eleven - 1111 West River Parkway - 41 stories / 550'

One thing to think about with worrying about investors is that it doesnt appear that condos appreciate in value as much here as in places like NY or Vancouver. Foreign investors snatched up a lot of property in NYC because it was in a market with fast appreciation in values. Correct me if I am wrong...

I personally think this is a great looking project. Lets not mistake this for a signature project. This is infill. And great infill at that. Love the street level units, and the units right above on the second floor feel like they are right on top of the sidewalk. That should really help the street ...
