Re: Target Center Renovation
I guess it depends on that the possible plan would be. Would we get to expand the plaza in front of target field and remove parts of 394? If so then I can maybe get behind a new stadium. Really I find it a hard sell when the team has been so bad for so long. I also dont for see the nba approving the...

Re: West Lake Apartments - 3012 Excelsior Blvd
Fair point. I still hold out hope we will one day get a hotel on this side of the lake as I think it would be popular. The parking lot would be perfect for it!

Re: West Lake Apartments - 3012 Excelsior Blvd
I think a mid sized hedge fund is based in the office building but I would rather see that go first then the strip malls. Also the office building is right on the lake and to me that’s far worse use of prime land

Re: Downtown Minneapolis - News & General Topics
I think downtown is coming back even if the daily avg metrics is slower then we hoped for. This whole conversation is contingent on how employers feel about covid moving forward. Some have kept with there return to office plans due to already having 95% of there workforce vaccinated . I think for co...

Re: Downtown Minneapolis - News & General Topics
I also wonder how they break down the number. Are people more likely to wfh on a monday or friday and thus skewing the numbers so that on any given work day 36-40% of the office force is back but its actually higher on those mid week days? I drive out of the city every morning and there are days tha...

Re: West Lake Street Hotel- 3012 Excelsior Blvd (8 stories, 100')
Pumps have been pulled and barriers have been placed around the former BP. Demo/site clean up looked like it was going to start this morning with equipment on site. I think the plan is still for a 9 story apartment complex

Re: Minneapolis City Planning Commission (meetings, agenda items, members, etc.)
The star tribune has reported that the Minneapolis vacancy rates are tightening again from there spike due to 2020 event which should drive more proposals in time. They are still above 2019 but moving in the right direction even in the downtown market from Q1 2021. Downtown was at 10.4% in Q1 and ha...

Re: Minneapolis City Planning Commission (meetings, agenda items, members, etc.)
Also just because as many new proposals are not coming forward doesn't mean slow moving ones are not breaking ground. We had a huge number of proposals tossed out that didnt break ground. The west lake BP proposal is finally moving as they have pulled the pumps and closed the station down as an exam...

Re: Minneapolis City Planning Commission (meetings, agenda items, members, etc.)
Any idea how this compares to other cities or the burbs? I do think we are seeing a slow down on the pipeline of new proposals. It could be a cost of construction issue as well. I know some developers have said had they know the costs of lumber they would not have broken ground this year. Getting la...

Re: Uptown-LynLake-Wedge - News & General Topics
It looks like lynlake retail space is doing pretty well. Besides side chicks opening, a new barber shop and gym have opened. A new restaurant/bar in the former Lyn lake tap house space as well as a new cafe across the street are in the process of opening. All within about block of each other. A few ...

Re: Eden Prairie - General Topics
Yes it really is just an address change today but I would assume any future growth on the office side will be in MN.

Re: Downtown Minneapolis - News & General Topics
US bank and Wells fargo have pushed there return to office plans back one month. I do wonder how much this is drive by the fact that these two companies have offices all over the nation not just in a city that is highly vaccinated (85% per lisa goodman)

Re: North Loop Green - Hines - 350 N 5th St(?) - 35 stories - 393'/418'
Over the past year for buildings that have been finished its been 2 speed way gas stations,I think a holiday station near the falls, hi lake shopping, the shopping center by the kmart. Not counting the major remodels of target, 2 cub foods and a number of other buildings that were burned but not des...

Re: North Loop Green - Hines - 350 N 5th St(?) - 35 stories - 393'/418'
At min St Olaf's tower will be 20 story's at min but given the demand and location 27 would be great. Hines has also floated an office idea of the music wall lot they own in the CBD. 17 N Washington is under construction as well as fire station one. One factor I think thats at play is the on going r...

Of those in the pipeline:NLG, 200 central , 365 phase 2 and Ryan’s US bank stadium tower this is the most likely to break ground imo. The rest have been very quiet.
