Will be curious to see if this gets any bites. Looks like it could fit in on Glenwood. Better an office than light industrial imo. Mixed use even better but that's a pretty gnarly, truck-heavy intersection to overlook with housing.

The Speedway parcel is owned separately from the Lotus/Rainbow Road/Liquor store property. The latter just had their mansard (?) upgraded to copper or another metal. That's a 50-100 year investment. For those two reasons I sadly don't see this changing for a while.

That Speedway seemed to generate many, many complaints among Loring Park neighbors. I think a small convenience/grocery store would be nice, especially with Target still closing at 6. As someone who looks at this parking lot outside their window I say MOAR FLOORS. Seems marginal to add a third floor with a couple more units, unless that tips you into elevator/sprinkler territory.

These storage unit buildings spreading metastatically over the last decade aren't built on supply/demand, they're built due to cheap capital trying to cash in on the latest CRE craze. My day job is politics, I work and talk with people of all stripes. She represents the historic Black southside and lots of folks in those neighborhoods are constantly battling her for not listening to them. Even people in Kingfield see this. It's common knowledge.

Just went by for the first time since the finish siding went up on Station 1. The copper (?) looks fantastic. It gives an incredible effect of flames. Very well done.

This site is now cleared down to the ground. Makes the whole intersection of Hennepin/Washington look weird. I sure hope they get financing or whatnot squared away to ensure a spring 2023 groundbreaking and not an indefinite empty lot.
