Re: Lake and Fremont - 15 stories
I agree. Im curious to see how they manage to make it work with the parking ramp. The new or existing parking? The document linked above states the new parking ramp will be entirely enclosed within the building and not visible from the street, utilizing two existing curb-cuts on Fremont and removin...

I can't find the document but I think Route 4 is switching to high frequency in 2021.

Re: LynLake Municipal Lot Redevelopment
I had no idea Herkimer's parking lot and patio was a city owned lot. On one hand I'm supportive of removing the curb cut and car access but I'd also hate to see Herkimer lose their patio.

Re: Calhoun Square
There's a temporary well permit open with the city for 1301 w lake St.Anyone know why they're tearing up the vacant lot in front of the parking ramp? Saw it while I was going by there this morning.

Re: Rex 26 - 2601 Lyndale Ave S
That Aldi is amazing and it feels really large inside. However I'm not sure about the 8pm closing time. I get it that's an Aldi thing, but I feel like 10pm is more appropriate based on Uptown Cub's busy hours.

James and Lake Building
I don't see a thread for this building which would take the place of four duplexes on the corner of West Lake and James Ave south. http://www.minneapolismn.gov/www/groups/public/@cped/documents/webcontent/wcmsp-216744.pdf I like the addition of the retail location on lake street but the building see...

Re: Lake & Nicollet Redevelopment (Kmart site)
Just to add here, Michigan has good detail on Troy Coolidge No. 42 LLC. Their latest filing for a Foreign LLC Annual Statement was signed by LAWRENCE J MEERSCHAERT. If you look into that name, he is listed as an officer on SEARS,ROEBUCK AND CO's foreign corporation filing in Nevada. Both of those co...

Re: Lake & Nicollet Redevelopment (Kmart site)
The lease is a bigger disaster than I thought ... it seems there isn't language that bankruptcy/financial insolvency is considered default and/or a basis to break the lease. I'm not sure you can just pick up the lease in liquidation. I think Sears/Kmart would need to sublet or assign the lease. A l...

Re: Elan Uptown (all phases) - 2837 Emerson Ave
Anyone know what's going on with the Elan? The phase 1 building is now The Miles . New sign up on the Dupont side of the building though some of the Elan branding is still visible elsewhere. I don't think it's been sold, so is this just a rebranding to help visibility now that they're no longer the...

Re: 36th and Bryant Area
As an adjacent property owner, I support the building but it really needs lower level retail to fit in with the other shops in the area. I want to see the 36 & Bryant retail/restaurant scene grow.

Re: 4Marq - 400 Marquette Ave (313' - 30 Stories)
For anyone interested, pricing information is up at http://www.4marqapartments.com/
Looks like studios (alcoves) start at $1356 and parking is $175 / month.
Overall, I think it's a smart price point compared to the Nic for the business district.

Re: 4Marq - (313' - 30 Stories)
What are some feelings on this building not having balconies? Given how many apartment complexes offer balconies, I can't believe 4Marq went this route. I personally try to find apartments with balconies because it reduces my cabin fever. Haven't seen a lot of discussion on the omission of private b...

Re: Latitude 45 - (301 Washington Avenue South)
Those parking costs are definitely monthly. If the first available move-in date is mid-November I can see people not wanting to move because of our crazy weather. Moving sucks in general, throw in the mix of snow and freezing cold temperatures and I can definitely see people not wanting to move for ...

Re: Latitude 45 - (301 Washington Avenue South)
I was genuinely interested in this building before I sat down with someone to discuss the details. Apparently for non-penthouse floors, move-in can't happen until Mid-November. I find that crazy for how much progress they were able to make over the mild winter. Secondly, back to the parking their &q...

Re: Latitude 45 - (301 Washington Avenue South)
Pricing has been finalized and approved. Look for it to be released around the 7th. From what I have seen, it is "reasonable". Depends on your definition of reasonable but through my email exchanges with the newly appointed property manager, larger alcoves (600+) are begin around $1460 an...

Re: Latitude 45 - (301 Washington Avenue South)
I walked by today and the building is coming along nicely. The brick facade is close to completion and you can see into a few units that the sink and cabinets are already in place. I'm pretty excited about this building and received some information from the community manager: -Pre-leasing office op...
