Re: Nicollet Residences

Yeah it depends on how you want to consider density. By residential density Loring Park is a bit denser, at 41 households per residential acre vs. 36 households per residential acre in Stevens Square (avg household size is basically the same in both neighborhoods). You can check it out at http://hta...

Re: Trader Joes (Lyndale and 27th)

Can't get a liquor store in that spot. Other liquor stores are already have that area covered. You sure can have a grocery store in the developement. Jerry's SV is in there now. I feel like they could persuade Old Arizona to give up their license, since that's more of a hobby than a business seemin...

Re: UTEC Student Housing

historicaerials.com shows 13th Ave intact in a '66 image but vacated by their next imagery date in '79. Interestingly, only the portion of the parking lot owned by the church had been constructed by that time - the south 2/3 is vacant. I'll confess that my prediction of demolition is drawn almost en...

The Marshall - (515 14th Avenue Southeast)

Proposal to tear down 90-year-old landmark UTEC building in Dinkytown and replace it with an enormous amount of housing and retail - 337 units and almost 40k sq ft commercial.

Re: ridership, North Memorial, and Terrace Center, why wouldn't they put in a stop just south of N 36th Avenue as part of the D1 route?
I don't know why they're not planning one there, but even if they did the closest they could get to North Memorial is a half mile.

Re: Lake & Nicollet

A Strib article from 3/4/03 says that Sherman's plans for the site included "construction of a Cub Foods store, a Hennepin County medical clinic to replace an existing clinic across the street, 300 to 400 housing units, and some smaller retail shops." Not too extravagant - it would have to...

Here is the Central library's 2nd floor plan: http://hclib.org/pub/info/meetingrooms/floor2.gif I only see a few options for a skyway connection to the library (assuming no major renovations). One is on the south side of the building to the left of the Pohlad auditorium, and it would connect across ...

Re: Bottineau LRT

From the Strib : The Golden Valley City Council has voted against routing the proposed Bottineau Transitway through the city, becoming the first city affected by the project to oppose the preferred route. I agreed with Golden Valley's last LRT related vote, a few decades ago, in which they rejected...

Re: The Interchange (At Target Field)

I preferred the office building screening the garbage burner, as in some earlier renderings. Not sure if potential office tenants would have preferred that, of course, but maybe the amenity of Target Field is enough of a draw. This is a pretty big plaza - about a half block - and it's going to take ...

Re: Trader Joes (Lyndale and 27th)

this is really much ado about nothing. both schiff and goodman are supporting the re-zoning. it passed the planning commission with only 1 no vote. It would be a bit of a coup if the rest of the committee voted against the councilmember whose ward the project is in. If not for the cherished institu...

Re: Central Corridor LRT

Anyone know if this routing is permanent? Since this is essentially the same routing they had before construction, I would assume that yes, this is permanent (the 16 will not run this far west after trains are running, except between 1 and 5 am). I would like to see 3 buses run on Washington in Dow...

Nicollet-Lake - greater Kmart area

This is very preliminary, but it appears that the city is about to launch another planning effort for reconnecting Nicollet at Lake St. It's an item in the agenda for tomorrow's Transportation & Public Works committee . It looks like this effort is being triggered by a developer purchasing the s...

Re: Trader Joes (Lyndale and 27th)

Is there anything actually urban about this building? It's very low density (~.36 FAR), single use, and the curb cut on Lyndale is certain to be a barrier to pedestrians if the Wedge's parking lot is any indication. They could at least put a token door on the street someone that's only open during t...

From 2001- http://www.startribune.com/local/11580581.html?page=all&prepage=1&c=y#continue It's really interesting that that article isn't behind a paywall. The Strib's web strategy makes no sense to me. I think the condos that had views "blocked" by the Target HQ are the ones alon...

Re: University of Minnesota

Regarding the sustainability of U of M development, it's worth noting that at least two of the cranes are for R & D buildings. My understanding is that the U makes a good chunk off patents. Considering how insanely expensive room & board is, I would think that the dorms pay for themselves. I...

Re: 1016 Washington Ave. S.E. (Arby's site)

The Planning Commission CoW has details on this one - one 6 story and one 11 story building, 333 units, 24,400 sq ft retail. And the new titleholder for worst name of the recent construction wave: WaHu . Let's hope that's a working title. Just to indulge my obsession, I'll note that the unit density...

I think that the final stadium funding plan dropped parking revenue, but I admit I couldn't keep up with the twists and turns at the end. The Transportation & Public Works committee just passed a revised resolution supporting a Bottineau Transitway through three miles of parkland, and I think it...

Re: Walker Library

I'm not sure how they would connect to the Midtown Greenway on this project, but the Park Board has plans to redo the segment of the Mall adjacent to the library - it looks like the "architect" has incorporated those plans into the rendering. When Thatcher broke the news last fall, the fun...
