Re: Nye's Redevelopment - 100 block of E Hennepin Avenue
The tower portion is now detailed. The base, though accurate to the design specs, has yet to be colored. 112 East Hennpepin https://lh3.googleusercontent.com/-knN80H7kc28/VZHtJp_CLXI/AAAAAAAABOg/teOYEETqNlg/s800/8.jpg https://lh3.googleusercontent.com/-xtjTr1DFtTM/VZHqpa-s0xI/AAAAAAAABOU/caxCGv6DeS0...

Re: Opus Ritz Block Development
well... I like it. I do agree that the parking podium needs to be less significant/visible. It would be great if it was taller. However, I accept it for what it is... and I like the effect they achieve with the spacing of the decks. I wouldn't want it to look like the library... or take cues from an...

Re: Opus Ritz Block Development
425-450 ft? I don't believe the illustrations, they released, are showing that height. Here's a quick model I made: Opus - Ritz Block https://3dwarehouse.sketchup.com/warehouse/getpubliccontent?contentId=ab181712-2100-46b1-9601-9c14b2612682 One of the pictures they released is only 30 floors. The ot...

Re: Nicollet Hotel Block
Here's a preliminary model I'm working on for the United Properties concept: Nicollet Hotel Block - United Properties I count 35 or 36 floors in the smaller portion of the tower... 39 or 40 floors in the taller portion. Estimated 430 feet. https://lh5.googleusercontent.com/-hPxXvULSVfg/VKjbkOBYkII/A...

Re: Nicollet Hotel Block
I agree with all that you say. We have this single use concept that is stuck in too many heads. This is a MULTI-USE tower. Have we yet decided which sections of the tower go to each use? Top, middle, bottom. To me, it looks like office space will be in the podium... particularly the part that rises...

The green space they show is Nicollet Mall re-done... turned into a maze of walkways.

Re: Nicollet Hotel Block
What dimension are you using for the base of the tower? Setback from Hennepin? The Washington Ave side of the parcel measures 184 feet (sidewalk to sidewalk, exclusive thereof): http://gis.hennepin.us/property/map/default.aspx?pid=2202924410107 If you push the building up to Hennepin (assuming a re...

Re: Nicollet Hotel Block
If it came straight out of the allotted skyway on the library it would more than double the current public space on the Nicollet side of the lot. https://farm9.staticflickr.com/8661/16050995162_4f4b9bd01d.jpg Screen Shot 2014-12-18 at 1.33.10 PM by fotoapparatic , on Flickr This is definitely not t...

Re: Nicollet Hotel Block
Counting the vertical bars on the windows on the Library, it appears as though the skyway connects at the very eastern side of the Library, which would put that park into the Nicollet right of way. So there isn't actually a setback, Nicollet just isn't a street anymore. But who knows if that is wha...

Re: Nicollet Hotel Block
I haven't really dug into this since the proposals came out, but here's a thought experiment : Let's make the United Properties proposal a few stories taller, say 40-45 (currently proposed at 36). Now bring Duval down a bit, assuming some value engineering, so 60-65 stories. Is the Duval proposal s...

Re: Nicollet Hotel Block
While that's true, essentially what Duval is doing is throwing the cheapest shortest tall building he could build at Minnesota and hoping that just the height will be enough to wow the fly over country. There's no curves, no facets, no angles, no arches. Seattle would still have a building taller a...

Re: Nicollet Hotel Block
There was some talk a few years ago Target might want buy the CCO building to build a new tower. They would control about 3/4 of that block which could then facilitate enough space for a large building. The north end of Nicollet Mall would be a great place for them to relocate and maintain their hi...
