I understand the money argument for closing it, especially in light of the city's finances. I think that, by itself, is enough justification. That said, I also don't think that closing it is going to do much to reduce car travel in the area. There are still other ways to drive in the area without it...

Well, Kmart is about to close their distribution center south of Chicago, but they still have one near KC. As long as that one is open, it can supply a pretty wide-ranging area. I suppose they could also try co-locating a Kmart DC with a Sears DC if they had to.

If the part about BK not being able to touch the buildings due to the issue with the franchisee is true (as opposed to not trying to do anything), then that would seem to tilt the balance in their favor. It's all the angles. For a living room, they are not as big a deal, but it makes it harder to fit a bed in a bedroom and still have much space left over. I also don't get the double sinks in the bathrooms.

If private property owners need parking, let them provide it. Why does the city need to have anything to do with it? I looked at Dakota County's numbers, and multifamily housing starts exceeded SFH last year (by 144 units). That's the first time it's happened, at least as far back as the data goes.

I'm not sure it would have been a great location for apartments either, though, NIMBYs aside. It seems to be one of those parcels of land that isn't particularly ideal for anything.

I've long been curious about the economics of dedicated 55+ housing. It seems like there is more of it around than there is demand for it, especially relative to market rate apartments, but I could be wrong on that.

I think that might be a better spot for it. Where it is now, it seems it would get a lot of business on game/concert days, but not many other times.

I'm not positive, but I thought Sephora was generally less expensive and carried a number of brands, while MAC just sells their own cosmetics. So right off the bat, it's going to be more attractive to a wider range of customers.

For that matter, Ulta would probably do well in Uptown.
