Thanks for all the insight go4guy! You make some excellent points. High quality materials is definitely a good point to emphasize, as it easily could look rather haphazardly thrown together if the parking floors don't blend well into the rest of the building. From what I've heard, Titan's current Broadway at Center project grew out of their failed plans for Times Square. They took some of the same ideas, but scaled them down for the current site.

True. I think the first announcement in the paper was summer of 2013, but it traces back all the way to the Time Square project from the late 1990s.

The height more than setbacks, but they aren't even consistent on those. The Broadway at Center project (which I believe has been approved and is only waiting on financing) lacks setbacks as well.

Agreed. That section by the riverfront could really use some revitalization. I'm pleased to see that they've included a variety of hotel, apartments, condos, assisted living, and even a rehab center. Now someone just needs to demolish and replace that Holiday Inn building adjacent to this project.

You mean in the rendering of the proposed tower? That's the Phase II vertical expansion of the Jacobson Building to bring it up to ~19 stories.
