Well that rendering for the old Grandma's Saloon site at Seven Corners was very temporary before they went with the stick built project. See that thread if you want the history on that image. And when did the proposal above die off? I'm saying the ramp tower was uploaded Semptember 3rd, 2015.

Re: Stadium Parking Ramp Air Rights Development
Another clue to this; The architect is Humphreys & Partners who recently worked with Ryan on 222 Hennepin. The fact that they are the architects scares me!! Why? they also did the Carlyle- what's wrong with that? and Grant Park. and... they have some good and some bad, just like every other firm.

Re: Downtown Parking
16 million for 455 surface spaces in that location seems like too high of a price for the intention to be surface parking forever. I think they are betting on higher land value and holding it as parking until they can make a nice profit. This feels a vote of confidence in downtown development by a ...

Regarding the burden of having to go 6 of 7 blocks to a grocery store, recall that it was quite recent (on the forerunner to this board) that people were debating which was the closest downtown grocery: the Wedge, the Quarry, or Cub/Rainbow on Lake and Minnehaha. Downtown is not a food desert like i...

Re: 315 Nicollet - (Opus Ritz block)
Settle down, folks. Look at the site plan. Take a deep breath. The 60% number makes sense for a building that's, say, a quarter of a block fronting on Nicollet. But even that's probably pushing it, when you consider all of the other things that are jostling for that critical ground floor real estat...

Did anyone else notice this on their website:
CONNECTED
Skyway Connected, Light Rail, Bus-line, Steps from the Mississippi River, Mill District and Nicollet Mall.
That doesn't make any sense. There is no logical skyway connection. If it stated skyway access nearby...

That fly-through animation is ludicrous. They show the pivoting doors as though someone - even without a ticket - will be able to just saunter in. Where are the security bollards? Where are the ticketing machines? Season ticket holders will receive RFID tags that they insert under their skin in the...

-1Zoning is not driving the things you hate. Its economies of scale and efficiencies and preferences of developers.
Yes, I suppose you could make a new law that would require small retail spaces. But is that really the answer to this problem?

SV historic district: Just the Sterb's building. One more - the three story block kiddie corner from Sterb's. But that's it. Everything from Oak to Huron (except S&H) can go Buildings north of Stub and Herbs on Oak can all go too. Redevelopment will continue in this area. Per Big 10 etc, people...

Here's the download link to Shermans plans https://app.box.com/shared/static/rh14cqh9s88ukarympu225qdpx697paf.pdf Thanks for posting! Says it right on the plans that several elevators could serve ANN if they occupy level 8. Very nice mixed use building! Only odd thing about access to 8th floor seem...

Re: Nicollet Mall Reconstruction Project
Too late now, but I was thinking about how street trees really struggle and often look sad along here. I know they are working on more permeable surfaces, etc. but what if you had a massive trellis design that went curb to curb plus more right over the street for maybe a third of a block. Plant some...

Re: Guthrie Ramp Block Vacant Site - (800 Washington Avenue)
Wow! Sherman's detailing looks really great. I really like the 2nd story cantilever- really adds a lot if visual interest to both the first and second floor. The hotel lobby looks great from the street as well. Even the slight horizontal variation in the upper hotel windows seems to work ok. There i...

Re: Guthrie Ramp Block Vacant Site - (800 Washington Avenue)
I like the look of Mortenson's proposal. Will be nice to see a rendering of Sherman's plans, although the Pinstripes proposal is not a plus in my opinion. Chain entertainment venues are not what creates a sense of unique place.

The back side as viewed from the skyway has almost all of the brick and some other finishes on the amenity deck level done. Upper floors- no finishes, same as the Wash side. Thanks for the pic B. Still can't figure out why they have not started any of the exterior materials yet.

If the right tenant moved into IDS, the community would support a name change. It would not be easy, but could be done. Per the Norwest to Wells Fargo change- that is unique because it is still the same anchor tenant. Like American Express (former IDS) spinning off again to Ameriprise- it is still t...

Re: New Kraus-Anderson HQ (9th St. S/5th Ave. S)
haha. Agree. Skyscape is awful. Disagree. The urbanism of Skyscape is quite good. First story commercial topped by 3 levels of housing with a tower pushed back from the street corner- it is very good. The architecture is nothing special- for both the tower and lower floors, but for me, this fits th...
