Re: Iron Store - 528 Washington Ave N (Cancelled)
This could easily be a market-rate condo conversion, right? The floor plates suck for residential honestly. Super deep. Cutting a light well out of the center would help. Typical residential construction is around 64ft wide. Stretched to 80ft works but creates lots of dark corners in the units and ...

Re: Southwest LRT (Green Line Extension)
The estimated end-to-end travel time is just under 32 minutes [1] , though I haven't had any luck finding documents that break that down by station. That actually seems super competitive. Even to driving honestly - especially at rush hour traffic speeds. If I could guarantee myself a solid half hou...

Re: North Loop Neighborhood
I'm happy/sad about this.
Affordable housing here would be good but the floor plans and building layout was awful, tons of windowless bedrooms, no retail, parking on Washington..etc.
Hope someone else picks this up.

Re: Southwest LRT (Green Line Extension)
I went. Although this project is an absolute dog and pretty late getting going, its nice to finally see some dirt getting moved (literally). I need to get more pictures of the route and maintenance facility area before the construction really starts. Its going to look very different in just a few y...

Re: Family Dollar picture request/suggestion
Great to see these lots being filled in. That view is gorgeous. My thoughts: 1) This stretch of trench between LaSalle and 3rd seems like it would be super easy to cap. 2) Capping that would probably lead to the rapid gentrification of Steven's Square which is definitely a huge hidden gem. 3) Are th...

Avoids corridors. Not sure about the wisdom of having the lobby/entrance in between the buildings like that.
I like this building a lot.

Re: Minneapolis 2040 Comprehensive Plan
I'd disagree that a 30'x60' house is average. That's a beast! For comparison, my nicely sized 1912 house is about 1200sf finished over two floors -- your layout is three times that size. I went to the Wedge and used google maps to measure a couple. Maybe they're duplexes haha - you're right it's bi...

Re: Minneapolis 2040 Comprehensive Plan
So call me a nerd but on a whim over my lunch today, I decided to use the dimensions of an average older Minneapolis home (used 30'-0" x 60'-0") and do the first layout I thought of that would fill the space with a triplex. Figured I might as well share it. This was the result: Unit A - 15...

The quote that prices will remain confidential is interesting. I guess its like when you go to a bar/restaurant and there are no prices listed - if you have to ask, you can't afford it.

Re: Hennepin Avenue Reconstruction / E Line (Uptown to Downtown)
The stretch of Hennepin south of Lake is open again. I happened to be there yesterday picking up a book at Magers & Quin. There were half a dozen cars parked in the new bike lanes between Lake and 31st. There was also a traffic cop giving them tickets. This is the first time I have seen a traff...

Re: Richfield - General Topics - 66th Street
Interesting. Aren't most of the classic brick brownstones wood frame construction? Around Stevens Square, etc. Brick in those cases are used structurally - and the wood frame is just for delineation of space. Nowadays its the opposite, with brick acting as a rainscreen and the wood giving the build...

Re: Richfield - General Topics - 66th Street
Which makes me wonder why everyone doesn't just throw up brick. It seems to be the least offensive of materials, and conveys an appearance of quality people are after. The material costs are similar but the labor costs for installation are usually wayyyy more. It takes like 3x as long as metal pane...

Rendering posted to the city website (http://www.richfieldmn.gov/departments/community-development/redevelopment): https://i.imgur.com/emptwN6.jpg I gather this view would be from the middle of 66th facing northeast from just west of Russell alignment. I think in real life the Fraser retaining wall...

Re: Rice Creek Commons (TCAAP site) - Arden Hills
Potentially unpopular opinion - I'm kind of meh about it. I have mixed feelings. If it prevents people from building even further out into the land surrounding the wilderness, then cool. If these 1200 units could be accomplished somehow another 5 miles closer where transit access is already establis...

The skyway destroys the symmetry of Marquette Plaza. Do we really need one more excuse to never go outside.

Re: Gold Line BRT (Gateway Corridor)
The concept of using downtown circulators to connect to suburban transit services has been tried and has failed
I don't know if you consider this to be the same thing, but I would guess that a solid 50% of Northstar riders get on Blue/Green Line after pulling in to Target Field.
