Re: Harlem Irving and CA Ventures - 250 Hennepin Ave - 21 stories - 256'
It must be, it’s too narrow for a footing trench. Just guessing, but the worker looking at the prints on the left isn’t our employee, probably a plumber; because the trench is being dug out to a specific elevation. (white grade rod in end of trench next to orange excavator) Probably the pipe run for...

The cut outs into the bedrock are areas that will be column support pads. Squares of concrete, anywhere from 3x3x1’, up to 10x10x3’. The round cage is probably protecting a spot that was drilled even deeper than the pads around it. Most likely, it is where the drain sumps for the elevator pit are be...

Re: TMBR - 100 3rd Ave N
Is it a Loeffler managed project? I do believe I spoke with the owner last summer. If I’m correct in that assumption, the foundation is a copy of the Archive. Drill and set H-pile, left in and used for the building foundation.

Any rumblings about this lately? We could use another job or two this spring.

Re: Harlem Irving and CA Ventures - 250 Hennepin Ave - 21 stories - 256'
Is the project officially called 240 Hennepin, despite being replatted so that the address is 250 Hennepin? On our books, the job is being called 250 Hennepin. Now the job has been re-named ‘270 Hennepin’ and even changed job # internally. No explanation. The last (we hope) of the hazardous materia...

Re: Public Participation in Planning
I'm surprised the Ford Plant project hasn't been brought up yet. That one was (is?) a doozy. That one has opposition on both ends. ‘Stop the Ford Plan’ by the neighborhood opposing the higher density compared to what is there currently. https://www.livablefordvillage.com/our-vision-2 And you have t...

Is the project officially called 240 Hennepin, despite being replatted so that the address is 250 Hennepin? On our books, the job is being called 250 Hennepin. Multiple foundations and assorted demo debris being encountered in the subgrade excavation. Which is normal for this area. 100 years from n...

Re: Ford Site Redevelopment
All monitoring wells on the property are decommissioned, meaning the MPCA has given it a clean bill of health. Meanwhile, down by the river at Area C and the steam plant, the area continues to degrade. Vandalism and damage by individuals seeking scrap metal make it a sad sight to see. I hope they de...

Water main installation is complete. (Park, near 15th) Sanitary install stubbed to retention wall. (Grant, center of site) Storm retention system install slated for mid-December. (Park, between block wall and retention wall) The pre-cast installers are dragging their feet, and the framers will hit a...

The portion of single family homes along Mississippi Boulevard have to do with money more than a design, imo. The infrastructure utilities are in the corner of Mississippi Boulevard and Ford Parkway. Starting from that point, go south and east with the utilities and streets. Single family homes can ...

Locates called in for the Ford plant site for a development unveiling by Ryan scheduled for next Tuesday, 11-12-19. They will be erecting a large tent for a news conference. I checked the web beforehand, no mention of it yet. Cleanup work at the former steam plant site to begin 11-18-19. Rumblings a...

Re: Calhoun Towers - 3430 List Place (295' - 24 stories)
Partial demolition/remediation to begin in February, we’re hoping. Water table is fairly consistent at 856’, both on the property and the former Jiffy Lube to the east. I am unsure if the tower property sits atop the landfill that was in that area prior to 1955. Remediation of the former Jiffy Lube ...

2-3 weeks before we start with site removals, I was told today.
It will be interesting to see a rendering of the project, it seems Opus and the city had a tough time coming to an agreement on this.

Re: Harlem Irving and CA Ventures - 240 Hennepin Ave - 23 stories - 256'
Going to be a musical fall season with pile-driving happening here and Eleven! Could hear Gateway from all over town earlier this summer. Feel a bit bad for 365 and other residents though. The majority of the piling here is ‘drill and set’, similar to Archive at 1st and 1st. No prolonged periods of...

Re: 1400 Park Avenue
Anyone want to do some sleuthing to find out if this project has a name? Check demo/building permits, etc... Not that I can find, even the GC calls it 1400 Park. All blueprints label the project 1400 Park. I will ask. Pre-cast install is 15-20% complete. Exterior walls of the basement are complete ...

The second tower crane will be installed on the Washington side, center of building, about 30’ in from the sidewalk.
