Re: Pedro Park

It's going to all come down to money. I'd really prefer the full block. I just think the Union Gospel's Day care center building is going to look out of place. But who knows. I'm real impressed with the concepts presented so far.

Re: Victoria Park (W 7th & Otto)

The project is all privately financed and will be market rate rentals. Here is a site plan. Phase 1 is the two buildings on the left. Phase 2 the one on the right. Councilmember Thune is apparently supportive of the 5-story building. But Stonebridge has said that piece probably won't start till two ...

Re: Victoria Park (W 7th & Otto)

Stonebridge Development plans to soon break ground on two new 3 story townhome style apartments in the Victoria Park neighborhood along West 7th Street in St. Paul. It will total 215 units in phase 1. BKV is the architect. Phase 2 will be a 182 unit 5 story building. That building is meeting some ne...

Re: Schmidt Brewery Apartment Conversion

Minneapolis will certinaly dominate the baords, but when I posted that 2124 Grand and East River Apartments (2318 Marshall) were under construction, they didn't elicit one response. So it's kinda like what's the point. And when major news breaks like involving the DEED grant money for the Saints bal...

Re: Schmidt Brewery Apartment Conversion

Three apartment projects are underway (Penfield, 2124 Grand, 2318 Marshall). Phase 1 of Victoria Park apartments is about to break ground. Nearby a beautiful new school (Nova Classical) just finished. West Side Flats should be starting in December. Sherman Assoc. just put up an advertising billboard...

Re: Schmidt Brewery Apartment Conversion

Is it me, or is finding information on St. Paul development nearly impossible and unnecessarily difficult? I don’t feel that way. You just have to know how to find the information. You can subscribe to the City Council, HRA, CTIB, Planning Commission meeting updates. District Councils hold developm...

Re: Nic on Fifth - (455 Nicollet Mall)

Well it was a computer rendering so nothing really earth shattering. But pretty cool nonetheless. It was interesting to see such a major project being designed and rendered on a free software program. Kinda remarkable. Are you sure it wasn't Sketch Up Pro? The pay version? I was surprised how much ...

Re: Nic on Fifth - (455 Nicollet Mall)

That seems right. A bit disappointing, but I am so glad the lot will be filled with something significant. I just hope it turns out attractive. How did the model look? Re: Nic on Fifth - (455 Nicollet Mall)

Why does every article keep saying the first residential high rise in 30 years? Lauren Village is not 30 years old. Also, I wish we could get a new height on this. From what I calculate it should be around 300 feet. I am not really clear on whether it is 26 or 27 stories...or if it was originally 3...

Re: Old IDS 2 Proposal picture from early 90s..

Does anyone know where the IDS 2 was to be built (site)? Does anyone know the name for each of the other two proposals? Landmarks Group and local developer Norman Kerr were pitching the Ritz Hotel block next to the Hennepin Cty Library. The hotel was demolished in 1990 in anticipation of securing I...

Here's one from Nov 8th. And for those wondering, the steel and concrete your seeing is just for the parking portion of the building (three levels (underground, ground, and mezzanine). The residential portion will be wood framed. http://farm9.staticflickr.com/8210/8168089676_22518d81e0_z.jpg Penfiel...

Re: Old IDS 2 Proposal picture from early 90s..

IDS cancelled its plans based on the soft commercial market at the time, around 1990. There were several major towers already in the works at that time. On top of the fact the vacancy rates were already pretty high (~20% IIRC). Such a shame, one of the proposals was as tall as 1,025 feet. I've seen ...

Re: Loring Park Apartments - (1368 LaSalle Avenue)

I want to shoot myself for even weighing in on this thread... 1368 LaSalle's architect is Loewenberg Architects. Loewenberg's president is also a founding partner of Magellan Group. The two work together on almost all their projects. I've never even heard BKV is working on this project. They could b...

Re: Green Line (Central)

Random hypothetical question: It doesn't appear to be a problem yet, but say demand for housing along University really takes off once the trains start rolling, and we start to run into problems with the down-zoning St. Paul did along some of the line. Wouldn't the Met Council have grounds to take ...

Re: Magellan Apartment Tower - (1368 LaSalle Avenue)

As someone who has endured 3+ years of light rail work in downtown St. Paul and now with the Penfield started across the street from me, I can tell you it's very easy to get "construction fatigue". I'm as pro-development as they come. I love seeing new buildings go up, photographing them, ...

Re: Magellan Apartment Tower - (1368 LaSalle Avenue)

Let's say this building beats expectations and fills up in 3 months -- and let's also assume that the demand continues for urban apartment/condo living -- we MAY start to see a small highrise boom in this city! Especially if the surface lots in North Loop, Mills District, etc. start filling up and ...
