To me, the biggest difference between this and the Gateway District being bulldozed is this is one building that is being replaced by a higher density use building. Not just razing it for the sake of razing it.

Looks like JBC bought the IDS in 2004, remodeled it, and sold it in 2006. So a little experience in this market. They sure do have an impressive portfolio in Chicago.

How tall is the Mozaic building a block away. I wouldn't thing this would be that much taller. They just renovated the field house, and women's track and field is still going strong at this moment. I am sure a lot of high schools also use the field house for meets. Hate to say it, but it isn't going anywhere.

This may not be the reason for them, but think of it this way. There are a lot of unknowns right now. With Covid, and whether downtown Minneapolis is a safe place to live/work. I saw one of the arguments being that this development will block the view from the Witch Hat Tower to the state capitol building. Looking at Google Maps, this would be too far north to ruin any view. So what is their argument? Just that it will be within view while viewing the capitol building?

Typically you put down a pretty good deposit, and I am pretty sure you do sign a purchase contract. I did all the lending for Wells Fargo on the West Coast in 08-10, and Vegas was in my territory. One thing to think about with worrying about investors is that it doesnt appear that condos appreciate in value as much here as in places like NY or Vancouver. Foreign investors snatched up a lot of property in NYC because it was in a market with fast appreciation in values. Correct me if I am wrong...

I personally think this is a great looking project. Lets not mistake this for a signature project. This is infill. And great infill at that.
