Re: Thrivent Headquarters Block - 6th St and Portland Ave
I wasn’t able to open the Strib article. Just exactly what is being proposed and who is proposing it? Seven stories of apartments over one floor of retail/childcare will fall short of the height of the New Thrivent building. That will give us two somewhat squat bits of infill.

Re: Eagan, Apple Valley, Burnsville - General Topics
Yes, Prime is actually consolidating several offices, including the old Eagan site and folks working at another site - I think in Bloomington near the Normandale/494 interchange. This would have been a prize for either downtown or the Midway, but I doubt the economics would work for the company. In ...

Re: Saint Paul - General Topics
A recent drive from downtown St. Paul to downtown Minneapolis was an interesting study in dramatic contrasts. Downtown St. Paul has so much character and now, so much density in terms of residential population. The retail scene is incredibly limited for the number of residences in such a dense downt...

Re: Eagan, Apple Valley, Burnsville - General Topics
I suspect that there was not quite enough imagination at work with Prime Therpeutics to be able to picture the company rooted in a tower in the Midway. Right now, the elegant swooping lines of Allianze Fiield seem hopelessly out of place shoved up against 94 by an array of tired, strip malls and des...

Re: Eagan, Apple Valley, Burnsville - General Topics
This will end up being either the tallest or second tallest building in Eagan. From what I’ve seen of their proposals/wish list, this will remain the tallest building in the development. Most of the office buildings proposed for Viking Lakes are in the seven to ten story range. Housing is predictabl...

Re: Thrivent Headquarters Block - 6th St and Portland Ave
The 1953 Lutheran Brotherhood Building was indeed a gem. The stone cladding on the first floor always seemed like a distinctly Minnesotan twist to the Midcentury Modern surfaces of the building. It warmed the place up at street level. Creative designs do not have to be outrageously expensive, unless...

Re: Thrivent Headquarters Block - 6th St and Portland Ave
The new Thrivent building is not as bad as the renderings made it seem, but it is still a bit on the disappointing side. This could have been a much more interesting structure, but it is basically a banded box with a skinny box tacked on to the end of it. The finishes are better than I anticipated. ...

Re: Harlem Irving and CA Ventures - 240 Hennepin Ave - 23 stories - 256'
Has anyone heard rumors or facts about this project. My doubt level climbs whenever there are long silences. This is a good looking project and it would be wonderful to have it moving ahead. Washington is going to be a pretty amazing street if everything planned for it gets built.

Re: Alatus Residential Project - 228 South 12th Street (32 stories - ~348'/405')
Alatus seems to have a knack for getting into projects it can’t move ahead. This one they claim a labor shortage for, the Alia Tower lost its financial partner and the monster project in Arden Hills is caught up in the battle between Ramsey County and the locals. Are they going to be able to move an...

Re: Gateway Tower (RBC/Four Seasons) - 37 stories - 503'
The more I look at the most recent renderings of this project, the more I think it will be a worthy addition to the skyline. No, it won’t be the best, but it won’t be the worst either. I appreciate the way the organization of the interior uses is well reflected in the exterior form of the building. ...

Re: 800 Washington Ave - 14 stories - 173' (Guthrie Ramp liner development: Reloaded)
The concerns about the unique features of this building are certainly legitimate. The cantilever on the west end of the building will create heating issues for the units directly above it. Our freeze thaw cycles will put any containment system for all of the greenery to a hard test. Even the winter ...

Re: Nicollet 301 - 20 stories - ~200'(?)
At first glance, there are some interesting elements to this.. The cantilevered bay on the Nicollet side should make a great spot for some people watching if we can ever get more pedestrian traffic at this end of the Mall. The distance between the tower component and 365 is sensible and it is not a ...

Re: East End / Thresher Square / Trader Joes - 713 Washington Ave S
The Canopy interiors look great! This is a well done restoration/renovation project. I’ve always hoped the Thresher could be well preserved and used. It’s a decent building with some great details.

Re: O'Gara's Development - 164 Snelling Ave N
This project does show some respect for the buildings around the intersection, especially those on the west side of Snelling. At street level, it works reasonably well. I'll just ignore the upper levels!

Re: 800 Washington Ave - 14 stories - 173' (Guthrie Ramp liner development: Reloaded)
That's great! I've seen some applications of the bio-concrete and the stuff looks great. The thought of all of those vegetated alcoves and the green roof just makes me happy. I hope they have some good resources on the ideal plantings for all of that. This building has me a lot more excited than !!....

Re: 800 Washington Ave - 14 stories - 173' (Guthrie Ramp liner development: Reloaded)
Thanks for the reports on all of these projects. This one holds great potential to really add some spice to the cityscape. It is great that they have opted to use the Guthrie ramp for parking access. The trip down Washington from 35W to the end of the North Loop is getting more and more interesting....

Re: Nicollet 301 - 20 stories - ~200'(?)
Did they say anything about their hoped for timeline? I’m not surprised at the bland part. It is good that they are screening much of the podium with apartments. Thanks at should be a big improvement over the box under 365. I would have been very surprised if they had announced an office tower tonig...

Re: Foundry Mixed-Use Development - 115-125 1st St N, 128 2nd St N, 128 1st Av N
Indeed. It would be great if someone would come up with an appropriate way to dress the two exposed ends of the parking ramp. Having the Hennepin side completely hidden remover a major eyesore. This view is amazing. I remember when Cunningham Architects first restored the Itasca. It seemed like a fo...
