Too bad that they didn't foresee the rejuvenation of the North Loop when they built it, but other than its now inconvenient location, the HERC seems pretty good to me.

Yeah, incineration (with decent emission controls, which HERC has) is for sure better than landfilling.
As for the location, it wouldn't have been built there now, of course, but it's perfectly placed to provide district heat and cooling to the whole North Loop.

It is the white brick building.
They sent the schedule to the residents in my building - demo does start this week (the equipment is on site), and full occupancy is expected in October 2017.

6 story apartment proposed for ABC Site... It's another groaner by ESG. Developed by Opus and Greco. Again.
But here's the run down:
- 143 Units
- 7 walk ups
- 2-3 new commercial spaces with 16,776 sq ft
- Applicant suggests one tenant should be a cross fit gym and the other tenant be a restaurant with outdoor seating

I wonder what the ~10k SF in the interior of the building would be... nearly zero windows to the outside. It would really have to be a destination that can generate its own traffic, not something which would draw people in. Is that the crossfit idea? This retail space is also about the size of an urban Walgreens/CVS, and I wonder if those would have enough of a draw without any exterior frontage (may be a feature rather than a bug given the other Walgreens' frontages we've seen in the city).
