The balconies are very intimidating to many potential rents/buyers. They are so high up and some people aren't comfortable with heights. In condos many want more square footage of interior space.

Also other places like Soo Line don't have balconies and they seem to doing fine.

I think balconies are definitely amenities in areas outside of downtown, especially when you're closer to the ground and especially when you have more green space around you.

I'm guessing these places will have enough of a selling point - height. You can't really live on floors 7+ in most parts of the city, balcony or not.

There will be that special penthouse green space for those that want to spend some time outdoors. Unless the balcony is of decent SF, most hardly get used that far up. Have to agree with the potential downdrafts.

What are some feelings on this building not having balconies? Given how many apartment complexes offer balconies, I can't believe 4Marq went this route. I personally try to find apartments with balconies because it reduces my cabin fever.

Haven't seen a lot of discussion on the omission of private balconies so just wondering what others think of this decision.
I've been living in the SOO Line since Sept 2013 and don't really mind the lack of balcony. What would keep me from looking at the 4Marq is the lack of a skyway connection. But everyone has their own priorities....

I live in a high rise condo downtown and really enjoy my balcony. It's approx. 6X12 feet so its large enough for furniture, plants etc. In the summer it's like having another room. I live in the tree tops so its close enough to the street level to feels connected to it, yet high enough to maintain a sense of privacy.

Agree with the comments , however, that having a balcony is not everyone's need or priority in urban living. It's a matter of lifestyle. I don't really think its going to impact 4Marq desirability as a downtown rental property very much.

This is a big change for this block. Walking down 4th today I was amazed how different the Nicollet and 4th intersection is now with the 7 stories of the Xcel building casting its shadow. Looking forward to having the exterior of that building going on. The façade on the 4Marq has been going up extremely fast with the precast section. I want to see what the lower material will look like and how well it shows off the podium.

I can't help but wonder how this would look with uniform windows like on 432 Park Ave. I don't know if it's that this style looks dated to me, or that it reminds me of a certain 200m monstrosity a few blocks away.

It was an amazing day for photos. I took about 150 of my son and daughter walking around the Stone Arch Bridge, Mill Ruins, and Gold Medal Park. Filled with lotsa Video king stadium cameos.

I like how on the east side of the building the windows have a green reflection of the 150 Towers across the street.
