4Marq - 400 Marquette Ave (313' - 30 Stories)
Re: 4Marq - (400 Marquette Avenue)
i will put our skyline up against denver and seattle. we have probably the best skyscraper philip johnson every designed in IDS and probably the same for Cesar Pelli's wells fargo center.
so our two tallest buildings, that define our skyline are arguably the finest buildings these two world class architects ever designed. not bad in my book.
we take what we have for granted. and we more 'scrapers are on the way according to rumors posted in other threads.
as for 4Marq we need to see better and more renderings. but the one rendering that has been released shows promise.

Here's some relevant information for benchmarking ourselves against everyone else.
Seattle Current Development
http://www.skyscrapercity.com/showthread.php?t=1572407
Denver Current Development
http://www.skyscrapercity.com/showthrea ... 72&page=11
They both have their fair share of 'nothing to write home about' development.
They also both have some larger projects, a couple even look interesting. (In Denver's case it looks like they are spending a few public dollars between their Union Station, and new Judicial Center with a nice view of the Capitol.
Let's just hope in the midst of all this infill MLPS has a project or two built that we can all write home about.

I like comparing our skyline to other cities, but we're not in the same league as Seattle. In my opinion Seattle is in the top 5 in this country, and comparable in size and density to Philly, San Francisco and Dallas. Seattle has a large number of sleek glass buildings with height and color. However, Denver is very comparable to us in size and density, along with Pittsburg. Our height has Denver beat and without a doubt our architectural greatness is far beyond Denver's. These 3 new towers are all great for adding infill and density to our skyline, and LPM looks Awesome. However, Minneapolis needs a couple more towers of great height. 900-1100' range to be complete. (IMO). Obviously location and design of these towers plays a huge role. If this were to all come together, our skyline would look powerful, huge, and "complete." (IMO). This 4Marq project has received mixed opinions on its appearance, but it will help dress up and fill a Huge open lot, and I get the feeling this tower will look better in real life then it does on paper.

Re: 4Marq - (400 Marquette Avenue)
They could always build a skyscraper over 500-600 ft on one of the parking lots near Campbell Mithun or on a lot in DT East close to the core. I kind of always wanted the DT Core to expand a couple blocks eastward towards Portland or Park with 30-50 story towers, and then gradually have 10-25 story mixed-use towers on blocks near the Metrodome, and 6-10 story residential towers past 11th Ave S towards 35W. It could balance out the density levels of central part of the city more.
Regardless though when given the size of this lot, I am fine with a 30-story tower. If I really wanted taller buildings in this city, I would've tried to become a developer. All I hope for development in this area is an infill project on that massive lot across the street in front of the library.

I've been trying to resist being a Fascist Frank about all this, but really, if people want to talk about how much they like tall buildings, please try to keep it somewhere relevant. Half the threads in the Downtown section have become "LOL moar tall buildings" over the past few weeks, without regard to the thread title and subject. Excluding the Vikings Stadium thread, which I've had to clean up twice now because of "LOL soccer iz dumb" tangents. Here are some other options:

Site Plans, etc. are being reviewed for approval by the Planning Commission at 4:30PM today. After such approvals are given, I would imagine construction would begin fairly quickly if Mortenson intend's to complete it by late '14.
Re: 4Marq - (400 Marquette Avenue)
Does anyone know the exact height of this one yet? I heard 302', 307' and 325'

B. Site Plan Review: Application by UrbanWorks Architecture, LLC, on behalf of Mortenson Development, Inc., and L.S.T. Properties, LLP, for a site plan review application for a new 30-story, 302 foot tall mixed-use development that includes 262 market-rate apartments, 217 above-grade parking spaces and approximately 4,000 square feet of ground level retail along S 4th St. The property is located in the B4-2 (Downtown Business) District, and the DP (Downtown Parking) Overlay District at 400 Marquette Ave.
Re: 4Marq - (400 Marquette Avenue)
so Nic on Fifth is a tiny bit taller.
Re: 4Marq - (400 Marquette Avenue)
I don't know why, but I thought all of the conversation initially was that 4Marq would be just a little taller than Nic... guess not.
Re: 4Marq - (400 Marquette Avenue)
Nic on 5th is 289 feet, so this is just a little taller.

Re: 4Marq - (400 Marquette Avenue)
4Marq will be basically the same height as The Ivy.
Re: 4Marq - (400 Marquette Avenue)
It would have been better if 4MArq was about 350 feet to help add some height variation for the block, however, it will be more slender than Nic on Fifth or Xcel which will give it some contrast.Nic on 5th is 289 feet, so this is just a little taller.
Re: 4Marq - (400 Marquette Avenue)
ah ok..i thought nic on fifth was 307 feet. my mistake.
Re: 4Marq - (400 Marquette Avenue)
height variation is nice when you're talking about buildings that are in the 2-8 story range. If you have to strain your neck to see the top from across the street, it's hard to notice the height variance between buildings that are this tall.
Re: 4Marq - (400 Marquette Avenue)
Yes, you may be right . I think that will be more apparent once some of the vacant land to the north is developed ( with hoepfully something very tall). Really this is a backdrop and filler building whether its 300 or 350 feet.height variation is nice when you're talking about buildings that are in the 2-8 story range.
