Re: 4Marq - (400 Marquette Avenue)
That's awesome. Too bad we don't have a pulse on when it will be starting.

If they're doing an RFP already, you've got to think it will be around 3-4 months out. If they get numbers back from the vendors in a month, that gives them a month to sort out the bids and a month or so to get the process rolling.
Re: 4Marq - (400 Marquette Avenue)
Looks good. Perhaps the extra footage might be a top of some sort? I'm kind of hoping. Also anyone know who owns the Sheraton block. So empty. So sad.new google earth model for 4marq:
http://sketchup.google.com/3dwarehouse/ ... 45&ct=mdsa
I've added 40 feet to reflect 4 additional floors... model is 357 feet. What was the last number we heard on height? I had my model at 317 feet... though I don't know if that was true or not.
Re: 4Marq - (400 Marquette Avenue)
Is one of the 5th St Towers missing?
Re: 4Marq - (400 Marquette Avenue)
So it appears. The short one is shorted!!
Re: 4Marq - (400 Marquette Avenue)
yeah... in google earth mine (the other 5th st tower) is gone. I was wondering if anyone else was experiencing the same thing. At one time the capella tower was also missing. It's back now of course.
Re: 4Marq - (400 Marquette Avenue)
^^^The smaller 5th Street tower is 356 feet so they will be almost identical in height. We are having the start of a little urban canyon in that area!

Is this good or is this bad?^^^The smaller 5th Street tower is 356 feet so they will be almost identical in height. We are having the start of a little urban canyon in that area!

Re: 4Marq - (400 Marquette Avenue)
That parking lot to the north is development begging to happen.
Re: 4Marq - (400 Marquette Avenue)
I don't know when they'll be breaking ground but they selected/finalized the project's lender about a week ago or so. It's definitely moving forward. That's awesome. Too bad we don't have a pulse on when it will be starting.
Re: 4Marq - (400 Marquette Avenue)
At one point I heard AIG was providing equity and BMO was construction lender. Are they both still on board? This project seems to be dragging.
Re: 4Marq - (400 Marquette Avenue)
Could you imagine the super tall that could have been on this block, with the combination of Xcel, both apartment blocks and a hotel element, alone with 2 stories of retail. Probably left over room for some public space as well.
Re: 4Marq - (400 Marquette Avenue)
Plenty, Plenty of blocks left for a supertall. This project is fantastic.
Re: 4Marq - (400 Marquette Avenue)
With the complete redevelopment of the Powers Block ( Marq4, Xcel, Nic on Fifth), the proposed Gateway Park, and the booming North Loop neighborhood edging ever closer, I think the Ritz block directly to the north of Marq4 is poised for something very very major. It's almost inevitable at this point. It's the only vacant parcel left on Nicollet Mall.Plenty, Plenty of blocks left for a supertall. This project is fantastic.
Re: 4Marq - (400 Marquette Avenue)
I saw that Wikipedia's "Tallest buildings in Minneapolis" page now lists this at 357 feet, and has a cite, so I excitedly clicked it to see the confirmation... it's this thread. Rofl.

Re: 4Marq - (400 Marquette Avenue)
It's for that very reason that I'm against the Gateway Park taking up so much Nicollet Mall frontage. A report came out just yesterday saying that average office rents on Nicollet are over $30.00/SF, up over 50% in just two years. Why pave the remaining lots on Nicollet over with park space with prices that high? I'm not saying I don't want or like parks, but I don't know that I agree with the plan for a park HERE.With the complete redevelopment of the Powers Block ( Marq4, Xcel, Nic on Fifth), the proposed Gateway Park, and the booming North Loop neighborhood edging ever closer, I think the Ritz block directly to the north of Marq4 is poised for something very very major. Perhaps it is the additional 6-8 floors that is slowing down the progression of this development, no?
Re: 4Marq - (400 Marquette Avenue)
They have all been elevated. Nic on fifth from 288' to 307'. The Ryan Proposal is now listed at 360' and this one is up to 357' due to the addition of 4 floors.
