I know there are some students living in the broken-up houses on 15th and 16th too, but I don't know how many that would be.
I think Eliot Park has a lot of potential, as does Stevens Square, the parts of Loring Park that haven't been gentrified up, and even, eventually, Ventura Village (especially those big brownstones near Peavey Park; if those were renovated and the park/neighborhood cleaned up, they'd do well). The big problem as I see it is that the historic apartment buildings in these areas are full of units which are way too small to sell to the people who want eg. North Loop lofts, and for building anew there still isn't much reason to do so there as opposed to DTE/Warehouse/North Loop/Loring Park. I'm sure they'll pick up eventually, though.

10th and 11th Avenue South were several nice streets with larger, well maintained older houses. Several had signs indicating they belonged to North Central.

I think the houses with north central signs are mostly offices. I rarely see students coming out of them, but older people and security go in and out all the time.

Back in the mid-90's (way back when) when I was first starting to take an interest in this kind of stuff my dad had thought that one day the Phillips/Ventura Village area of town would be gentrified and brought back to its former glory. Pretty ugly I suppose.....but for those of you who can read this, this is a breakout of the projects going on right now based on the Project Status (first chart) and Neighborhood/Location (second chart), almost exclusively in Minneapolis. Not included in the data but is still considered a "project" according to the total count are projects that are still conceptual and have no metrics, such as the Nicollet Hotel Block, Andrews Hotel Block, the Kraus Anderson adjacent lot, etc. I'm also maybe capturing 90% of the total units and 80% of the total projects for Minneapolis alone, and am likely missing several smaller infill projects as well.

"%" = percent of total projects (156 in all, including 17 renovations, the rest are ground-up projects)

I did a search for Minneapolis skyline and Minneapolis 360 tower popped up. There is an article and picture in the website archfieldoffice.com. Has anyone else heard about this? All I can find is that is from 2013.

Ellerbe Becket was absorbed into AECOM about 5 years ago, so that probably shouldn't be considered current.

Yes but a proposal like this would have made the news.
