Okay, let me be more specific. The resident parking garages at Loring Green are never full, and it's simple and easy to borrow a space short term or rent one cheap as long as you live there (no outside rentals allowed). Heck, a guy used to store parts of his car collection in an ever changing group of rented spots.

I've been in the resident parking portions of the Nic's garage on several occasions, and it is not close to full. I've been in the resident parking portions of the Carlysle too but don't recall noticing, unfortunately.

We had one parking spot (and had been renting a second one since my then girlfriend, now wife, moved in, entirely for the luxury of keeping my little-used car). We sold our condo in 72 hours with multiple offers for above ask.

Rich people who live downtown are not doing it to store their cars (which they can also store at their lake place). While yes, some will be families with two working adults who might own and use two cars regularly, others will be retirees who only have one or even none!

I repeat, our thinking about parking is entirely messed up.

So this may be the most recent rendering. It's the newest one on United's website and wasn't there last week

Interesting... does that even leave enough space for the streetcar?

Also, wow, the mixture of real and placeholder buildings in the background is extremely distracting.

Let's mirror that across Hennepin and make it a real 'gateway'.

I'm actually kind of happy they are reaching for a more clean modernist style in the location with the yamasaki buildings and the federal reserve out actually kind of creates a modernist district.

And the library, hell even 4marq. If we could extend that into the precast concrete district it'd be great!

Precast Concrete District: Starting at Marq/4th St and going to 3rd Ave/3rd St. 2 blocks of horrible buildings that hurt.

I think this is actually the latest rendering:

I found it on the page with all their current projects. You can see the streetcar here notability. (I could be wrong and this is actually an older rendering than the others which I have seen up there for several months.)

I don't really want to argue this but that rendering came out back in August or so and doesn't include the skyway to the library. And it's also not as high of a quality rendering.

Then we probably don't have the latest renderings referred to in the documents filed with the city.

Is it bad that I like the precast look ?

precast isn't inherently bad. 4 marq is a good example of very architectural interesting pre cast.

The Opus developments on Nicollet however seem to have lackluster coloring, texture and architectural detail.

Not all precast is the same, there are differences in aggregate, texture, dimension, pigment etc etc, and you can tell when it cheapens a project or enhances it.

Well, here's to hoping its something more similar to what grant posted. The other one is a hot mess. Lack of an obvious streetcar route is interesting, however.

The sooner the Nicollet-Central streetcar idea dies, the better.

I like the podium shape. Much better than the standard box.

I know they're expensive and etc etc...but I think a gateway worthy public fountain on the corner of Washington and Nicollet would be a wonderful addition

It could be really nice historic nod and have an eclectic feel if they moved the original fountain back from the rose garden.
