P.S. The porte-cochère at The Depot Renaissance Hotel really screws up all traffic, auto, bicycle, and pedestrian on 3rd Ave. We really don't need that here as well.

I read the article and all it appear to say is that the hotel was back on and another proposal will be submitted? Does this change the building at all besides replacing the residential with hotel?

So United Properties has discussed two versions of the tower with the Committee of the Whole. First, in June, they presented Plan A: a 36 story, 513' tower with fifteen floors of office, twelve floors of hotel, and seven floors of condos. Then, as time dragged on and they kept not being able to get the financing or whatever locked down for the hotel and the deadline of having to start construction next spring to get done in time for RBC to move in when their lease starts in 2021 was staring them in the face, they came back in August with Plan B: a 30 story, 458' tower with twenty-seven stories of office.

Update: The DMNA got an email about it. Plan A, but sixteen office floors, ten hotel floors, and four condo floors on a four story podium for the ballrooms, restaurants, etc. No insight on why only twenty condos.

Someone please show United Properties that this is much closer to the definition of iconic https://www.nardi-associates.com/olympic-tower

The vertical gardens are nice, but this is just as much of a glass box as RBC is. But it's taller and uses rhombuses.

"Iconic" doesn't need to mean "gimmicky."

yes, something modestly iconic!

such as a building of modest height, and ever so slightly resembling a sail from a sailboat... as if to say... follow me pedestrians and I will take you to the riverfront! :D Would be a great segway from the uptight business world of downtown west, to the more playfulness of the riverfront!

Hey friends, this thing is pretty far from a full out design overhaul at this point. So if we could maybe have a thread on

"This is my idea of an iconic tower"

That'd be greattt

It's the city forcing the streetcar allowance, though, not just something UP is doing on their own.

Hard to fit in a tweet, but yeah that’s what I was getting at. If Mayor Frey is going to follow through on his hints of not doing the streetcar on Nicollet, we absolutely should not develop this block with this ground floor site plan.

I actually really like the mix of uses here. 36 floors including half a million sq ft of office, a few hundred hotel rooms, and 50 uber high end condos IS “iconic” in my book. The proposed height will be iconic in this location, even if the architecture isn’t a showstopper by any means. But this site plan is absolute trash for improving the street life downtown. Hennepin/Washington is a 100% corner, and this site plan completely disregards that opportunity.

Councilmember Bender is still very adamant about building the streetcar, and the last time I looked the Council has more power than the Mayor.

Didn't grab a picture, but the orange public hearing notice is posted on the corner of Nicollet and Washington for the November 13th CPC meeting. So the final plans should be posted on the city website Wednesdayish.

When I asked him about those comments he said he thinks it's still worthwhile on Central (as in going past St. Anthony and running where the starter route would have expanded north) but not on Nicollet. And also that he understands the need for a North/South transit spine, but that he's not going to push for one mode over another.

Normally I wouldn't like the prospect of another skyway over Nicollet Mall, especially here since it would further interfere with the 20 Washington vista. But I do like the proposed public skyway access.
