I can't tell if it's being proposed in addition to the skyway to the library, or instead of the library connection. If it's both, then I'm for it for the simple selfish reason that it would be convenient for me.

The skyway destroys the symmetry of Marquette Plaza. Do we really need one more excuse to never go outside.

I'm trying to figure out what the economic incentive is for it? This won't be cheap, what do they thing they'll get from it? The old Fed building is on the edge of that part of the skyway. My only thought is that their hoping to make their building some sort of hub for that corner of downtown.

I see labels for Option A (Library) and Option B (this thing), so I have to assume they’re only planning to build one.

Not only that, page 75/76 shows another skyway from Marquett Plaza across 3rd St!. Super excited for the addition to the skyway.

You know United has salvaged a pretty damn solid project, despite (what appeared from the outside) almost completely messing it up a few times over the past few years.

Off-topic: I keep seeing them planning for a streetcar and Nickolet. I maintain my position. Nicolette [sic] doesn’t need a street car. If anything, Nickolet needs bus rapid transit.

Even if the streetcar part gets built, what exactly are they proposing? Is the thought that the streetcar would be inside or below the building?

Who exactly is the hotel? Do we know if they have secured a agreement with four seasons? I thought I remember them saying that they weren’t going to do the hotel, now it looks like they are?

A brand hasn't been mentioned. The plan says a "five star" hotel, though it may not be a Four Seasons.

On a seperate note, the top penthouse (Unit P) is 6635 sq ft with a 1055 sq ft terrace - any thoughts on what price this would be going for??

This building is just so mismatched and inelegant. Such clunky layers and lack of architectural definition. The mixed uses are amazing and I can't wait for this area to be brought to life, you would just think it could be done with a little more finesse.

I'm also feeling weird about the corner of hennepin and Washington, though I guess the plaza/park feel could be considered a continuation of gateway park. It just feels like a massive missed opportunity for retail considering the project going in across the street is really looking to compliment whole foods.

Since they have not namedof a hotel, I’m guessing that this project is still a far distance from groundbreaking.

I have the same sentiments as the person who was talking about a missed opportunity near the corner of Hennepin. It would have been nice to get some retail, even if small.

I seriously just want to see this thing get started though. They seem so close to construction, then it seems like something comes up and it gets delayed.

They absolutely have to break ground by late spring at the latest - RBC has signed the lease for 2021, and they need a building to move into at that time.

As for the streetcar, if (big if) it happens, it'll be at grade, cutting across the corner of the lot, so it doesn't have to take a 90° turn onto Washington and then another 90° turn off of Washington a block later.

It connects to the rest of the skyway system, where the library does not.

Mind you, it would make more sense to connect the library to 365 to get that through connection.

Yeah, I think the deal is that the hotel flag is demanding a skyway connection, and if they can't make the connection through the Opus block, they're looking for a second option.

I understand the desire for retail on Hennepin and Washington, but I actually like the idea of extending that linear plaza/park that runs from the river along the east side of Hennepin. I think it would help draw people from Nicollet to the river and vice versa.

Luxury penthouse units run around $1,000/sq. ft ... you do the math!

Most hotels at a certain amenity level are basically the same. Really only the finishes are what separate hotels. That's why you see hotels change brands. A hotel can be built on spec up to point.
