I was wondering about that too... the lobby and ground level floor plan has gone thru a lot of modifications... I suspect there is not much available space.

The most recent plans approved by the city show a 1500 sq ft retail space on Nicollet and 3rd, along with the Four Seasons restaurant and the RBC Bank branch facing the plaza. No retail on Hennepin (they went with a 3000 sq ft residential lobby for the 20 condos instead) or on the skyway level.

I suppose I can understand not having skyway retail - the system is likely to dead end here. But it's so disappointing how little retail gets put into these spaces while providing fairly spacious lobbies that get absolutely no use at all. I just can't imagine it's a better selling point for residents to have a 3,000-square-foot lobby and little retail versus, say, a 1,500-square-foot lobby and a coffee shop.

Is a hotel not retail? I mean it's a business and a very active use.

To me, I wouldn’t consider a hotel to be retail or active use. It’s hard to explain why not. I would definitely consider the Hotel restaurant to be retail/active use. Will the restaurant have an opening onto the street, or will you have to go through the hotel to get to it?

LakeCharles makes a good point. A hotel is somewhat more dynamic than office space, what with people of different types (business, vacation) using it at different times of the day, but it is like office space in that it’s not general purpose.

You generally don’t happen upon someone you know coming out of a hotel, whereas you’re more likely to meet & chat someone you know at a retail/food establishment because you live or work in the neighborhood or area (or used to).

Jan Gehl starts off Life Between Buildings with an analysis of how people use public space:

* There are 3 types of activities between buildings:
* Necessary [any infrastructure]: Errands, commuting, things people need to do. You have no choice, so you will do these things regardless of how good or pleasant the infrastructure is or isn’t
* Optional [requires good/pleasant infrastructure]: Things you do if the weather is nice or get you out of the house: a breath of fresh air, sunbathing, recreation; otherwise you “hurry home”
* Social (“Resultant”) [requires the presence of other people, and thus more Optional activities & good/pleasant infrastructure]: activities as a result of being in the same publicly available space as someone else, walking/jogging/biking past them, meeting them, or even just seeing them. Spontaneous, not planned.

Are they going to close off that whole sidewalk on the west side of Nicollet? From the way those barriers are placed, that's sort of what it looks like.

From the latest images of the project the sidewalk is completely different than the current layout as that whole NE corner is plaza. Seems like a complete waste of money for the city to have touched that block. Makes me wonder whether they'll even try to keep the trees that were just planted...?

Actually like this version better. Plaza is setback more to allow more seating, ther's more grass in the plan, and the building feels less obtrusive.
