BizJournals reporting that Alatus is testing the market by putting this property up for sale. They either need to sell it or secure long term financing to pay off their construction loans. As a reminder, Alatus bought the property about 5 years ago for just $12MM, then put about $40MM into the recent renovations.

Strib article on the new Jack Link's HQ. It now says they'll be taking 77,000 sq ft of space, which is a little more than last year's BizJournals article quoted. It also confirms that they'll be consolidating from the Butler Square office, and that they'll be moving in by the end of summer.

One of the articles about the sale a couple weeks ago mentioned that the building was up to 96% leased, but didn't mention a new tenant. Guess that will do it.

I'm confused how it could be 96% leased. Aren't there several street level spaces still vacant, like the NE corner, that still aren't spoken for?

How do we know they're not spoken for?

The NE corner will be the Jack Links Jerky Experience, as I understand it. 4% of the building would be about 16% of one floor, which (my guess only) would be the first level of the old Hard Rock space across the street from First Ave.

Leased doesn't necessarily mean active. Keep in mind the Woolworth building in St. Paul was apparently "100% leased" until just recently despite being vacant for decades. Not sure how that works...

Ah, I thought those two were flipped and Jack Links was going in the corner across from First Ave. My bad.

Nothing has been announced for the old Hard Rock space, has it?

I'm having trouble finding out whom it was held by, but I've read a few places it had a long-term lease, hence the "100% leased" even if it wasn't "100% utilized".

I'm just spit balling here but how cool would it be to have a museum dedicated to pop culture in Minneapolis/Minnesota and how it intertwines with American pop culture across from First Ave. Obviously a decent part would be Prince and Bob Dylan related but you could also cover the history of Minneapolis sports teams going back to the Lakers and Millers, the local theater community, visual arts, The Replacements et al, etc. hell you could even have a Peanuts exhibit.

Perhaps even a Vince Vaughan wing?

Why not? His wing can be right next to Chris Pratt wing and across from the Jessica Biel and Winona Ryder wings.

I can't believe I missed this last night but a decent amount of space would need to be dedicated to The Mary Tyler Moore Show.

There is a new sign above Kieran's patio for Jack Links. It also looks like there is a new 2nd floor balcony above the old Hard Rock space. Maybe we'll see Jack Links details soon.

I recall there being some confusion about where Jack Links is going, but there's a new wrap on the skyway level next to HDR that puts them there.

For some reason I thought they were street level.

As I understand it, it'll be both. Offices on the skyway level, demonstration kitchen and Protein Snack Experience™ on the street level.

good idea! stuff like that enriches a city's culture.
btw are there any wax museums in TC? I'm not a fan of them but I'm curious now. this might fit better in another topic but ...
